What every tenant should know
- Ejari. Register the tenancy contract. You need it for DEWA and residence-related services. See Ejari registration for tenants.
- Cheques and deposit. Agree the number of cheques, the deposit and the agency fee in writing. Read rent cheques in Dubai.
- Rent increases. At renewal, any increase follows the RERA rental index. No increase is allowed if your rent is up to 10% below the index average. Increases are capped at 5% if 11–20% below, 10% if 21–30% below, 15% if 31–40% below and 20% if more than 40% below. Try our rent increase calculator.
- Notice. A landlord must give at least 90 days' notice before expiry to change terms. Eviction for sale, own use or demolition needs 12 months' written notice by notary public or registered mail.
Before you sign
Inspect the property and record its condition in writing with photos. Confirm who pays for cooling, maintenance and any community fees. Check that the landlord or their representative has the authority to let. Our guide on how to rent in Dubai walks through the full process. Tenant rights in Dubai explains your protections.
Renting or buying?
If you expect to stay several years, it can be worth comparing the cost of renting against buying. Our renting vs buying in Dubai comparison sets out the factors, without assuming any future prices. When you are ready to look, see properties for sale in Dubai.
Questions people ask
What do I need to rent a property in Dubai?
Typically a passport, a UAE residence visa and an Emirates ID, plus the deposit and rent cheques. Company leases need trade licence documents.
How many cheques do landlords accept?
It depends on the landlord and the property. Some ask for one cheque and others accept several. Fewer cheques can sometimes help you negotiate on rent.
Can my landlord increase the rent at any time?
No. Increases apply at renewal, must follow the RERA rental index, and need at least 90 days' notice before the contract expires.
Is Ejari mandatory?
Tenancy contracts in Dubai should be registered on Ejari. Without it you will struggle to connect DEWA, complete some residence processes or file a rental dispute.
Who pays the agency fee when renting?
In Dubai the tenant usually pays the agency fee on a new rental. Confirm the amount in writing before you pay anything.
