What our landlord services cover
Letting a property in Dubai is a string of small, time-bound tasks. Miss one and the cost shows up later as a vacant month, a disputed deposit or a renewal you cannot enforce. We group the work into seven service lines:
- Tenant management and screening — marketing, viewings, checks and contract preparation. See tenant management.
- Rent collection and reporting — tracking cheques or transfers against the contract and reporting what has cleared. See rent collection.
- Maintenance and inspections — arranging contractors, quotes and condition checks. See maintenance coordination.
- Legal compliance and documents — Ejari, tenancy contracts, addenda and renewals. See Ejari support.
- Marketing and vacancy control — permitted adverts and planning ahead of contract end.
- Owner updates and support — one point of contact and written updates.
- Rental return strategy — pricing against the rental index and comparable lets.
How an engagement starts
1. Initial call. We ask about the property, its current status (vacant, tenanted, just handed over) and what you want to hand over. 2. Property review. We view the unit or, for owners abroad, review recent photos and documents, then note anything that will affect letting. 3. Written proposal. You receive a scope of services and our fee schedule. Nothing starts until you accept it. 4. Onboarding. We collect documents, agree approval limits and set up how you want to be updated. 5. Ongoing work. We run the agreed tasks and report back at the intervals we agreed.
| Task | Landlord | Tenant | Manager (us) |
|---|---|---|---|
| Set rent and approve tenant | Decides | — | Recommends with evidence |
| Ejari registration | Provides documents | Provides documents | Coordinates the registration |
| Major repairs | Pays and approves | Reports faults | Gets quotes, arranges work |
| Utilities (DEWA) in use | — | Usually holds account | Checks connection and final bills |
| Renewal terms | Decides | Accepts or negotiates | Calculates index limit, sends notice in time |
What we need from you
- A copy of the title deed (or Oqood for recently handed-over off-plan units)
- Your passport copy and, if you hold one, Emirates ID
- A power of attorney or authorisation letter if someone acts for you
- Building or community details: access cards, parking, owners' association contacts
- Your service-charge status in Mollak, as some steps need charges to be up to date
- Your preferences on rent, payment terms, furnishing and the type of tenant you are comfortable with
What you receive
Before letting, you get a rent recommendation with the evidence behind it. During a tenancy you get a record of payments due and received, maintenance requests with the quotes and invoices, inspection reports with photos, and a reminder well ahead of each renewal window. The format and frequency are agreed at onboarding, so you are not chasing us for information.
The legal basics every landlord should know
Dubai tenancies are governed by Law No. 26 of 2007, as amended. Tenancy contracts are registered through Ejari, the Dubai Land Department system. Rent increases at renewal are limited by Decree No. 43 of 2013 and the RERA rental index, and a landlord must give at least 90 days' notice before expiry to change tenancy terms. Ending a tenancy for sale, own use or demolition needs 12 months' written notice served by notary public or registered mail. Our landlord Ejari guide and maintenance obligations guide go into more detail. Confirm any rule that affects a decision with DLD or RERA.
A note on licensing
In Dubai, managing other people's property is a licensed activity, separate from leasing brokerage. We describe our work as handling and coordinating these tasks for you. Who signs contracts and who receives funds is set out in your written agreement. You can check any agent's registration yourself — our guide on checking a RERA-licensed agent shows how.
Questions people ask
Can I use only some of your landlord services?
Yes. Some owners only want a tenant found and the contract registered; others want everything handled. The proposal lists each service separately so you can see what is and is not included.
Do you guarantee rent or occupancy?
No. Rent depends on the tenant and the market, and no honest manager can guarantee either. What we can do is price sensibly, screen carefully and plan renewals early so gaps are less likely.
Who decides on the tenant?
You do. We present screened applicants with a short summary, and you approve or decline. We never commit you to a tenant without your agreement.
How are your fees structured?
Fees depend on the services you choose and are set out in a written proposal. Our property management fees page explains the common structures.
