Properties for Rent in Dubai Marina

Renting in Dubai Marina usually means a high-rise apartment, from studios to penthouses, often with water or sea views. Tenants are mostly working professionals and couples, with some families in larger units. Expect an annual contract paid by cheques, a refundable deposit and Ejari registration. Before signing, confirm how cooling is billed and how many parking bays you get.

What you can rent in Dubai Marina

The Marina is an apartment market. Most homes sit in towers around the water, with studios, one-bedroom and two-bedroom units making up the bulk of what comes to market. Larger three-bedroom homes and penthouses exist but turn over less often.

Renters are largely professionals working in the nearby business districts, couples who want to walk to cafés and the promenade, and people moving to Dubai who want an easy first base. Families do rent here, usually in towers with pools and play areas. For daily life in the community, read our Dubai Marina area guide. Comparing neighbours? Furnished or unfurnished

Both are easy to find. The Marina carries more furnished stock than most areas because it draws relocating professionals. Furnished units save set-up time but vary widely in quality, so inventory the contents room by room and attach the list to the contract. Unfurnished homes normally include kitchen appliances; confirm whether a washing machine is part of that. Our guide to furnished vs unfurnished letting sets out the trade-offs.

Cheques, deposit and Ejari

Landlords commonly ask for the annual rent in post-dated cheques. Offering fewer cheques can help you negotiate; asking for more spreads the cost. Read how rent cheques work first. A refundable security deposit is standard, and our guide to security deposits explains how to protect it at move-out.

Once signed, the contract must be registered on Ejari. You need it to connect DEWA and for any dispute. See Ejari registration for tenants.

Renewals and rent increases

A landlord who wants to change terms must give at least 90 days' notice before the contract ends. Any increase is capped by Decree No. 43 of 2013 against the RERA rental index, as the table below shows. Marina towers vary a lot by age and view, so the index figure for your building matters more than the community average. Run your numbers through the rent increase calculator and read the rent increase rules.

What to inspect in a Marina apartment

  • Cooling: many towers use district cooling billed separately from DEWA. Ask who the provider is and whether chiller is included in the rent. Our chiller fees guide explains the arrangements.
  • Parking: get the number of allocated bays in writing. Visitor parking is tight in older towers.
  • Noise: low floors facing the promenade or near construction can be loud at night. View in the evening as well as the day.
  • Lifts and moves: ask how move-ins are booked and whether a building deposit applies.
  • Maintenance: the contract should state who pays for minor repairs and AC servicing.

Letting your Marina apartment

For landlords, Marina demand rewards well-presented units priced against the index for that specific tower. Turnover is higher than in villa communities, so screening and renewals take real time. Our property management service handles marketing, Ejari, rent collection and maintenance, and you can ask for a rental valuation. Thinking of buying instead? Questions people ask

Is chiller included in Dubai Marina rents?

It depends on the tower. Some include cooling in the rent, while many bill it separately through a district-cooling provider with its own account and deposit. Ask before you sign and make sure the contract states the arrangement.

Can I find a furnished apartment in Dubai Marina?

Yes. The Marina has one of the larger furnished pools in Dubai. Check the inventory carefully, test appliances and agree in writing who replaces items that fail during the tenancy.

How many cheques do Marina landlords accept?

There is no fixed rule. Each landlord sets terms, and fewer cheques usually gives you more room to negotiate. Ask us what the current owner of a listing will accept.

Can my landlord raise the rent at renewal?

Only within the Decree No. 43 of 2013 caps and with at least 90 days' notice before expiry. Check the RERA rental index for your building to see whether any increase is allowed.
