Properties for Rent in Palm Jumeirah
Palm Jumeirah rentals range from apartments along the trunk and crescent to beachfront villas on the fronds and branded residences. Tenants are typically senior professionals, families and people relocating with company support. Villa leases need clear terms on pool, garden and AC maintenance. Contracts are annual, paid by cheques, registered on Ejari and subject to the RERA rent-increase caps.

What you can rent on Palm Jumeirah
The Palm offers two very different rental markets. Apartments along the trunk, in buildings such as the Shoreline Apartments and the Golden Mile, give beach access and shared facilities. Villas on the fronds, including Garden Homes and larger beachfront homes, offer private gardens and pools.
Tenants tend to be senior professionals, families and households on relocation packages. Read our Palm Jumeirah area guide for life on the island, and compare with Dubai Marina rentals or JBR rentals. Every area is listed on the rental hub.
Long-term lease or holiday home?
Many Palm units are run as holiday homes, which operate under a DET permit rather than a tenancy contract. If you want a year-round home with Ejari protection, make sure the unit is offered on a standard lease. Furnished long-term apartments are common; villas are more often unfurnished, though some come with white goods and garden furniture.
| Current rent compared with the RERA index average | Maximum permitted increase |
|---|---|
| Up to 10% below | No increase |
| 11–20% below | 5% |
| 21–30% below | 10% |
| 31–40% below | 15% |
| More than 40% below | 20% |
Cheques, deposit and Ejari
Payment is usually by post-dated cheques, with the number agreed per landlord; see our rent cheques guide. A refundable security deposit is standard, and villa landlords may ask for it to cover garden and pool condition too. Register the contract on Ejari straight away using our Ejari guide.
Renewals and rent increases
Any change to terms needs at least 90 days' notice before expiry, and increases are limited by Decree No. 43 of 2013 against the RERA index, as shown in the table. Villas and apartments are assessed separately, so check the index for your exact property type with the rent increase calculator and our rent increase rules.
What to inspect in Palm homes
- Villa maintenance: the lease should state who services the pool, garden and irrigation, and who pays for parts.
- AC systems: villas usually have their own units; ask for service records. Apartments may use district cooling, billed separately.
- Salt air: check balcony rails, window seals and outdoor fittings for corrosion.
- Beach access and parking: confirm the rules for residents and guests, and how many bays come with the unit.
- Major versus minor repairs: agree a clear split in the contract.
For Palm Jumeirah landlords
Owners often weigh long-term letting against holiday-home use; our comparison of the two sets out the trade-offs. For a long-term tenancy, our property management team covers screening, Ejari and maintenance. Buyers can browse Palm Jumeirah properties for sale.
Questions people ask
Who maintains the pool in a rented Palm villa?
It depends on the contract. Many leases make the tenant responsible for routine cleaning and the landlord for major equipment. Write the split into the contract before signing.
Can I rent a Palm apartment on a yearly contract?
Yes. Make sure it is a standard tenancy registered on Ejari, not a holiday-home unit on a nightly or monthly basis.
Are Palm Jumeirah villas rented furnished?
Some are, but most villas are let unfurnished or part-furnished. Apartments are more commonly offered furnished.
Can the landlord raise rent at renewal?
Only within Decree No. 43 of 2013 caps, based on the RERA index for your property, and with at least 90 days' notice.
