Apartments for rent in Dubai monthly
Apartments for rent in Dubai monthly are available in four ways: an annual lease paid by twelve cheques, monthly instalments under the DLD's Flexi Rent scheme with participating companies, rent-now-pay-later finance, or a furnished serviced apartment or holiday home on a monthly rate. Only the first two are standard Ejari tenancies, and each carries different costs and protections.

Apartments for rent in Dubai monthly: the four options
Dubai's standard tenancy is a one-year contract with the rent quoted per year. Paying monthly does not usually change that; it changes how the year's rent is collected. The table compares the four routes, and the sections below explain each one.
The key question is whether you get a standard tenancy registered on Ejari. With twelve cheques or Flexi Rent you do, and you keep all the protections of Dubai's tenancy law. A serviced apartment or holiday home on a monthly rate is a different kind of arrangement, more flexible but more expensive and without an Ejari tenancy. Rent-now-pay-later is finance: the lease stays annual and you owe the provider.
12 cheques rent Dubai: monthly payment on an annual lease
The most common form of monthly payment rent Dubai landlords offer is twelve post-dated cheques on a normal annual contract. You sign for a year, register on Ejari and hand over a cheque dated for each month.
Many landlords prefer one to four cheques, so a twelve-cheque offer may come at a higher headline rent. Ask for the price both ways and compare the annual totals. Monthly cheques tend to be easier to agree with owners of whole buildings and with individual landlords in older, more affordable districts, such as International City, Deira and Bur Dubai, than in prime waterfront towers.
You need a UAE bank account and cheque book. Never write a cheque you cannot cover on its date: a returned rent cheque can lead to fees, a claim against you and an eviction case. Our rent cheques guide explains the rest.
| Option | How you pay | Ejari tenancy? | Cost compared with a standard annual lease |
|---|---|---|---|
| 12 cheques on an annual lease | Twelve post-dated cheques | Yes | Annual rent may be quoted higher than for fewer cheques |
| DLD Flexi Rent | Monthly, quarterly or semi-annual instalments by card or cheque | Yes, tenancies of a year or more | Set by the participating company; check the annual total |
| Rent now, pay later | Monthly repayments to a finance provider | Yes, the lease stays annual | Rent plus the provider's fees or interest |
| Serviced or hotel apartment | Monthly rate, often with bills included | No | Usually higher per year; bills and furniture included |
| Holiday home (DET permit) | Nightly, weekly or monthly rate | No | Usually the highest per year; most flexible |
Flexi Rent: monthly instalments under the DLD scheme
In June 2026 the Dubai Land Department launched Flexi Rent. Under the scheme, participating property-management companies can offer tenants monthly, quarterly or semi-annual instalments instead of a few large cheques, payable by card or cheque.
The DLD's own page sets out the limits. Participation is voluntary for companies, which choose which eligible or vacant units to include. It applies to standard tenancy agreements of one year or more, to apartments, villas, offices and shops, and to UAE residents with valid residency documents. Participating companies may add their own incentives. Landlords outside the scheme set their own terms as before.
In practice, ask whether the landlord or management company is part of Flexi Rent before you assume monthly instalments are available on a listing.
Rent now, pay later: financing the annual rent
Several finance providers now pay the landlord upfront, or provide the cheques, and collect the rent from you monthly. The landlord gets the payment schedule they want; you get a monthly outgoing.
This is a credit product. Expect an eligibility check and a fee, interest or both, which raise the true cost of the year. Read the terms carefully: what happens if you leave early, how missed payments are handled, and whether the provider becomes a party to your tenancy. The tenancy itself is still an annual Ejari contract, and your rights and obligations to the landlord do not change.
Furnished apartments monthly Dubai: serviced homes and holiday homes
If you want furnished apartments monthly in Dubai with no long commitment, the options are serviced apartments, hotel apartments and holiday homes. Many quote a monthly rate that includes DEWA, cooling, internet and cleaning, and you can often move in within days.
The cost is higher than an equivalent annual lease, and these stays are not standard tenancies. Holiday homes operate under a permit from Dubai's Department of Economy and Tourism (DET), so check the permit before paying. Because there is no Ejari tenancy, a monthly stay may not support residence-related services that need a tenancy contract. Serviced stays work well for the first weeks after arrival, or for a short assignment, while you look for an annual home. Our guide to the holiday home permit explains how these lets work.
Studio for rent monthly Dubai: what is realistic
A studio for rent monthly in Dubai is the easiest monthly arrangement to find, because studios are the most affordable homes and landlords of studios more often accept twelve cheques. Studios in community buildings and older districts are where monthly cheques come up most; see studios for rent in Dubai.
A flat for rent monthly in Dubai, a one- or two-bedroom on an annual lease with monthly cheques, is also possible, but you may need to negotiate harder or accept a higher rent. Be wary of 'monthly' offers for a room, bed space or partitioned unit without a proper contract: shared housing is regulated in Dubai, and an unregistered arrangement leaves you with little protection. Read shared housing rules in Dubai.
What monthly rent apartments in Dubai really cost
Paying monthly spreads the rent, but not the start-up costs. On an annual lease, with any number of cheques, you still pay upfront: the security deposit, the agency fee, the Ejari registration fee and the DEWA deposit and connection. Dubai Municipality's housing fee, 5% of the annual rent on your Ejari contract, then arrives monthly on your DEWA bill.
To compare monthly rent apartments in Dubai fairly, put every option on a yearly basis: total rent, finance costs if any, utilities, and the cost of furniture if the home is unfurnished. A serviced apartment that looks expensive per month can make sense for three months; over a full year, an annual lease is usually cheaper.
Ejari and your rights when you pay monthly
How you pay does not change your rights. A standard tenancy paid monthly is still registered on Ejari, rent increases at renewal are still capped against the RERA rental index, and the landlord still needs at least 90 days' notice before expiry to change terms.
What monthly payment does not do is let you leave whenever you like. An annual contract runs for the year; leaving early usually means a penalty set out in the contract. Read early lease termination in Dubai before signing, and go back to the rent hub to search by size and community.
Questions people ask
Can I rent an apartment in Dubai on a monthly basis?
Yes, in two senses. You can pay monthly on a normal annual lease, through twelve cheques or the DLD's Flexi Rent scheme with participating companies, and keep a registered Ejari tenancy. Or you can take a serviced apartment or holiday home on a monthly rate, which is more flexible and more expensive but is not a standard tenancy.
Do landlords in Dubai accept 12 cheques?
Some do, but most prefer one to four cheques. Twelve-cheque terms are easier to agree with owners of whole buildings and in older, more affordable districts, and may come with a higher annual rent. Ask for the rent at different cheque counts, compare the yearly totals, and get the agreed schedule written into the contract.
What is Flexi Rent in Dubai?
Flexi Rent is a Dubai Land Department initiative launched in June 2026. Participating property-management companies can offer monthly, quarterly or semi-annual instalments on tenancies of a year or more, paid by card or cheque. Participation is voluntary and companies choose which units to include, so ask whether a listing is covered before relying on it.
Is it more expensive to pay rent monthly in Dubai?
Often a little. Landlords may quote a higher annual rent for twelve cheques than for one or two, and rent-now-pay-later providers charge fees or interest. Serviced and holiday-home stays cost more again. Flexi Rent pricing is set by each participating company. Compare every option as a yearly total, including deposits, fees and utilities.
Do I need Ejari if I pay rent monthly?
Yes, for a standard tenancy. The payment schedule does not change the requirement to register the contract on Ejari, which you need for DEWA, residence-related services and any dispute. Serviced apartments and holiday homes on monthly rates are not Ejari tenancies, which is one reason they suit short stays rather than a long-term home.
Can I leave early if I pay rent monthly?
Not automatically. Paying monthly does not shorten an annual contract. If you leave before the end, the early-termination clause in your contract applies, which commonly means a penalty or notice period. Read that clause before you sign, and if your plans are uncertain, consider a serviced apartment for the first months instead.
