Villas for rent in Dubai

Villas for rent in Dubai are mostly in gated family communities. Tenants get a private garden, sometimes a pool, and more space than an apartment. The main difference from renting an apartment is maintenance. Agree in writing who handles AC servicing, garden and pool care, and major repairs. Expect higher utility bills, and register the lease on Ejari as usual.

Where families rent villas

Arabian Ranches and The Springs are long-established choices, with mature gardens and community facilities. Dubai Hills Estate and DAMAC Hills add golf-course settings and newer stock. Palm Jumeirah offers beachfront villas for a smaller, premium market.

Other options include The Meadows, Jumeirah Park, Mudon and Mirdif, where some villas sit outside master-planned communities. If schools drive your choice, see choosing a community near schools.

Maintenance: agree it before you sign

Villas need more upkeep than apartments, and the contract should say who does what. A common split is that the landlord handles major repairs and replacements, and the tenant covers minor day-to-day upkeep. That is a convention, not a fixed rule. Write the detail into an addendum:

  • AC servicing and repairs
  • Garden and irrigation
  • Pool cleaning and equipment
  • Pest control
  • Water heaters and plumbing

Our landlord maintenance obligations guide explains the landlord's side.

Running costs to expect

Most villas do not use district cooling, so cooling runs through your DEWA bill. Summer bills can be high in a large house. Ask the landlord or outgoing tenant for recent bills. Add gas, internet, garden and pool care if those are yours. Community service charges are normally the landlord's cost, but community rules on pets, parking and noise apply to you.

Inspect like an owner

Check every AC unit cools properly, run all taps and showers, look for damp on ceilings and walls, and test the pool pump and garden irrigation. Agree a written condition report, with photographs, at move-in. Villa deposits are usually larger, so a clear record matters more. Read security deposits in Dubai.

Lease terms and renewals

Villa leases are annual and registered on Ejari. Rent increases on renewal follow the RERA rental index, with at least 90 days' notice before expiry for any change in terms. If the landlord plans to sell or move in, the law requires 12 months' written notice served by notary public or registered mail. See 12-month eviction notice rules. For a smaller home with less upkeep, compare townhouses for rent.

Questions people ask

Who pays for AC repairs in a rented villa?

It depends on the contract. Commonly the landlord covers major repairs and replacements, and the tenant handles routine servicing or minor items. Put the split in writing before you sign.

Are pets allowed in rented villas in Dubai?

That depends on the landlord and the community's rules. Get written permission in the contract or addendum. Our pet-friendly communities guide covers where it is more common.

Why are utility bills higher in villas?

Villas are larger and usually cooled through DEWA electricity rather than district cooling. Gardens and pools also use water. Ask for recent bills before you commit.

Can I sublet part of a rented villa?

Not without the landlord's written consent. Shared housing is also regulated, under rules introduced by Dubai Law No. 4 of 2026. Check the current requirements with DLD before any arrangement.
