Dubai area guides
Our Dubai area guides explain what each community is like to live in. They cover the kind of housing, how people get around, everyday amenities, who it tends to suit and the trade-offs. They are written to help you shortlist before you look at listings. Each guide links to sale and rental pages for that area, and to comparisons with similar communities.

How to use the area guides
Start from how you live. Think about where you work, whether you drive, school needs, and whether you want a beach, a park or a busy street. Pick three or four candidate areas, read their guides, then use our comparisons to test them against each other. Visit at the times you would actually travel before deciding.
Waterfront and city living
- Dubai Marina and Jumeirah Beach Residence: towers, promenades and the beach.
- Downtown Dubai and Business Bay: city-centre high-rise around Burj Khalifa and the canal.
- Palm Jumeirah: beachfront apartments and villas.
- Dubai Creek Harbour and City Walk: newer urban districts.
- Jumeirah Lake Towers: towers around lakes with offices and homes side by side.
Family villa communities
- Dubai Hills Estate: parks, golf and a mix of villas and apartments.
- Arabian Ranches, The Springs and The Meadows: established villa and townhouse communities.
- DAMAC Hills, Town Square and Mudon: newer suburban options.
- Emirates Hills and Jumeirah Islands: larger plots at the premium end.

Value-focused and up-and-coming areas
Jumeirah Village Circle, Arjan, Al Furjan, Dubai Silicon Oasis, Motor City and Dubai South offer more space for the money. The usual trade-off is a longer commute or a community that is still building out. Commuting from Dubai suburbs helps you weigh that.
From guide to property
Each guide links to that area's properties for sale and properties for rent, where available, and to notable buildings. If you own in an area and want to let, our property management team can advise on the rental market there.
Questions people ask
Which Dubai areas are best for families?
It depends on budget, schools and commute. Many families look at Dubai Hills Estate, Arabian Ranches, The Springs and Meadows, Mirdif and Town Square. Our family communities guide compares them.
Which areas are freehold for foreigners?
Many of the main communities are freehold, including Dubai Marina, Downtown Dubai, Palm Jumeirah, Business Bay, JVC, JLT and Dubai Hills Estate. Check any specific location with our freehold areas guide.
Where can I live without a car?
Areas on the Dubai Metro Red Line or Dubai Tram, such as Dubai Marina, JLT, JBR and parts of Downtown Dubai and Business Bay, are easiest without a car. Check walking routes to the station from any building.
Do your area guides include prices?
No. Prices and rents change, so we point you to official sources such as DLD transaction data and the RERA rental index, and to current listings.
