Properties for Rent in Business Bay
Business Bay rentals are almost all apartments in towers along the Dubai Water Canal, with plenty of studios and one-bedroom units plus some larger homes. Tenants are mostly professionals who want to live close to work. Mixed-use towers, ongoing construction and varied cooling arrangements make building-by-building checks essential. Leases are annual, paid by cheques, with a deposit and Ejari.

What you can rent in Business Bay
Business Bay is a high-rise district where residential towers sit beside office and hotel buildings. Studios and one-bedroom apartments dominate, with two-bedroom units and a smaller number of larger homes and penthouses, some facing the canal.
Tenants are mostly professionals who want a short commute to the central business districts, plus couples and sharers working nearby. It is less of a family area, though larger units in amenity-rich towers do attract them. Our Business Bay area guide covers daily life; for alternatives, see Downtown Dubai rentals and Dubai Creek Harbour rentals, or go back to the rental hub.
Furnished options
Furnished stock is easy to find, including units in hotel-apartment buildings. Check whether a furnished unit is under a standard tenancy contract or run as a holiday home; only a standard tenancy gives you an Ejari-registered lease. Unfurnished units suit longer stays and usually come with kitchen appliances.
| Current rent compared with the RERA index average | Maximum permitted increase |
|---|---|
| Up to 10% below | No increase |
| 11–20% below | 5% |
| 21–30% below | 10% |
| 31–40% below | 15% |
| More than 40% below | 20% |
Cheques, deposit and registration
Expect to pay by post-dated cheques. The number is negotiable, and fewer cheques can help with price; our rent cheques guide explains why. A refundable security deposit is normal, and some towers charge a separate move-in deposit.
Register the tenancy on Ejari as soon as it is signed. The Ejari guide for tenants explains who does what.
Renewals and rent increases
Your landlord needs to give at least 90 days' notice before expiry to change terms, and any increase must sit within the Decree No. 43 of 2013 caps shown below, measured against the RERA rental index. Building ratings now feed into the Smart Rental Index, so check your specific tower using the rent increase calculator and read the rent increase rules.
What to inspect in a Business Bay apartment
- Building use: ask whether the tower is fully residential or shares lifts and lobbies with offices or hotel guests.
- Construction: several plots are still being built. Look out of every window and ask what is planned next door.
- Cooling: arrangements differ between towers; confirm whether chiller is in the rent or billed separately.
- Parking: confirm bays in writing and check access ramps at peak times.
- Maintenance: agree who covers minor repairs and AC servicing, and how requests are logged.
For Business Bay landlords
Competition between near-identical units is strong, so presentation and realistic pricing against the index matter. Our property management service handles tenant screening, Ejari, cheques and maintenance. Considering a purchase? See properties for sale in Business Bay.
Questions people ask
Is Business Bay good for renting a studio?
It has a large studio supply, which gives tenants choice. Compare building quality, cooling arrangements and construction nearby rather than looking only at the rent.
Are furnished Business Bay apartments on Ejari?
Only if they are let under a standard tenancy contract. Holiday-home units operate under a different permit and are not Ejari tenancies.
Do Business Bay towers charge chiller separately?
Some do and some include it. Ask the agent which applies and get it written into the contract.
Can I negotiate the number of cheques?
Yes. Landlords set their own terms. Offering fewer cheques often strengthens your position on price.
