Studio for rent in International City

A studio for rent in International City is one of the most affordable self-contained homes in Dubai, either in the low-rise, country-themed clusters of Phase 1 or in newer mid-rise buildings in Phase 2. Leases are annual and registered on Ejari, and many landlords accept several cheques. Our office is in the England Cluster, so viewings are close at hand.

Studio for rent in International City: what you get

International City is an apartment community on the eastern side of Dubai, master-planned by Nakheel. Most homes are studios and one-bedroom flats, which is why it is one of the first places people look when they want their own front door on a modest budget. Shops, restaurants and pharmacies sit at street level throughout the clusters, and Dragon Mart is next door.

A typical studio in Phase 1 is a single room with a kitchenette or small kitchen, a bathroom and sometimes a balcony, in a low-rise building around a courtyard. Phase 2 studios are usually in newer mid-rise buildings with lifts and, in some, a pool, gym or covered parking. Layouts vary more than the word 'studio' suggests, so compare floor plans, storage and natural light, not just the rent. For daily life in the community, read our International City area guide.

England Cluster, China Cluster and the other Phase 1 clusters

Phase 1 is laid out in ten clusters named after countries: China, England, France, Greece, Italy, Morocco, Persia, Russia, Spain and the Emirates. Each has its own architectural theme; the England Cluster, where our office is, is styled on traditional London streets. There is also a Central District with shared pools, gyms and parking.

England Cluster rent and China Cluster rent, like rents in every cluster, vary more by building than by cluster name. What changes the experience is the building's upkeep, whether you face a courtyard or a busy road, how far you walk to a bus stop and how hard it is to park in the evening. Tell us which cluster you prefer and we will show you buildings we know are well run, and tell you about the ones we would avoid.

International City Phase 2 studio or Phase 1?

Phase 2, also listed as International City 2 or Warsan 4, was built later on land master-planned by Nakheel and sold to private developers, who built and manage their own buildings. An International City Phase 2 studio is typically newer, with lifts and building amenities, but there is no architectural theme and parts of the area are still being developed.

Phase 1 offers more choice, more street-level life and more established shops; Phase 2 offers newer finishes and, in many buildings, covered parking. Visit both at the time of day you would come home from work before deciding. If a listing just says 'International City', ask which phase and which building, because the difference is real.

Flat for rent in International City: one-bedroom and larger

A 1 bedroom for rent in International City suits couples and people who work from home and want a door between the bed and the desk. One-bedroom flats are common in both phases, and a smaller number of two-bedroom units come up, mainly in Phase 2 and the Central District.

When you look at any flat for rent in International City, check bedroom size, wardrobe space, whether the kitchen is enclosed, and whether there is room for a washing machine. Families should also plan the school run, because schools are in the wider area rather than inside the community. If you need more space for your budget, compare Dubai Silicon Oasis rentals nearby.

Cheques, International City monthly rent and Flexi Rent

Rents are quoted per year. Many International City landlords accept four, six or even twelve post-dated cheques, more flexibility than is usual in prime areas. Fewer cheques can still win you a better rent, so ask for both prices.

For International City monthly rent, there are three routes. Some owners accept twelve monthly cheques on a normal annual lease. Under the Dubai Land Department's Flexi Rent scheme, launched in June 2026, participating property-management companies can offer monthly instalments by card or cheque on tenancies of a year or more, but only on units they choose to include. Furnished monthly stays also exist and cost more. Avoid bed-space or partition arrangements that do not comply with Dubai's shared housing rules: read shared housing rules in Dubai and our page on monthly rent in Dubai.

Ejari, DEWA and the costs of moving in

Once the contract is signed, it must be registered on Ejari; see Ejari registration for tenants. Ejari lets you open a DEWA account in your name, which needs a refundable DEWA deposit. Your DEWA bill also carries Dubai Municipality's housing fee, 5% of the annual rent on your Ejari contract, collected monthly.

Many International City listings are advertised as chiller-free, but confirm how cooling is supplied and billed in the specific building. Budget too for the security deposit, the agency fee, internet, and any building move-in charge. Our DEWA connection guide explains the utility side step by step.

Commute and what to check before you sign

There is no metro in International City today. RTA buses serve the clusters, and most drivers use Sheikh Mohammed bin Zayed Road and the Dubai–Al Ain Road. RTA is building the Dubai Metro Blue Line with stations planned at International City, and has set September 2029 as its target opening, so treat it as a future benefit, not a reason to sign now.

Before you sign, check:

  • Owner and permit. The person letting is the owner on the title deed, or holds a valid power of attorney, and the advert's Madmoun QR code is valid.
  • AC, water and pests. Run the AC, test water pressure and hot water, and ask when pest control was last done.
  • Parking and noise. Visit in the evening, when parking is tightest and street-level restaurants are busiest.
  • Repairs. Agree in writing who fixes the AC and appliances.

Our moving-in checklist covers the rest.

Questions people ask

How much is a studio for rent in International City?

Rents depend on the phase, cluster, building, floor and the number of cheques, so we do not quote a single figure. To check whether an asking rent is fair, look up the RERA rental index for that building and compare current listings for similar studios nearby. Send us your budget and we will tell you honestly what it covers.

Can I rent a studio in International City monthly?

Often, yes. Many landlords here accept twelve monthly cheques on a standard annual lease, and participating companies in the DLD's Flexi Rent scheme can offer monthly instalments on yearly tenancies. Furnished monthly stays also exist but cost more. Avoid bed-space arrangements that do not comply with Dubai's shared housing rules, because they offer you little protection.

What is the difference between International City Phase 1 and Phase 2?

Phase 1 is the original community of low-rise buildings in ten country-themed clusters, with established shops and street life. Phase 2, also called International City 2 or Warsan 4, has newer mid-rise buildings built by private developers, usually with lifts and building amenities, but no theme and some ongoing construction. Visit both before deciding.

Is DEWA included in International City rent?

Usually not. After Ejari registration you open a DEWA account in your name and pay a refundable deposit, and the bill includes Dubai Municipality's housing fee of 5% of the annual rent. Many listings are advertised as chiller-free, but confirm how cooling is supplied and billed in the specific building before you sign.

Can two people share a studio in International City?

Only with the landlord's written consent and within occupancy limits and Dubai's shared housing rules, updated by Law No. 4 of 2026. A couple renting together on one Ejari contract is the simple case. Partitioned rooms and bed-space lets are regulated, so check the arrangement is lawful before you pay anything.

Is there a metro in International City?

Not yet. RTA buses serve the community, and most residents with cars use Sheikh Mohammed bin Zayed Road and the Dubai–Al Ain Road. RTA is building the Dubai Metro Blue Line with stations planned at International City and has set September 2029 as its target opening date.
