What Ejari is
Ejari, from the Arabic for 'my rent', is the DLD's official register of tenancy contracts in Dubai. Registration turns your signed contract into a recorded agreement the government recognises. It does not change the terms you agreed. It makes them visible and enforceable.
Why it matters to you as a tenant
- DEWA uses the Ejari number to set up your electricity and water account.
- Residence and family visa processes often ask for a registered tenancy.
- The Rental Dispute Centre generally expects a registered contract before it hears a case.
- It records the rent you actually agreed, which is the starting point for any future rent increase calculation.
An unregistered contract leaves you exposed if anything goes wrong.
Documents to prepare
Requirements change from time to time, so confirm the current list on the DLD website or in the Dubai REST app. Typically you will need:
- the signed tenancy contract and any addendum
- your Emirates ID (or passport and visa)
- the landlord's ID or the authorised agent's details
- title deed or property details
- the DEWA premise number for the unit
For company leases, the trade licence and the authorised signatory's details are usually required too. See renting with a company lease.
How registration works
Registration can be done online through the Dubai REST app, at an authorised Ejari typing centre, or by the agent handling the let. Fees are set by DLD and change, so check the current amount at the point of registration and agree in advance who pays it.
Once registered, you receive an Ejari certificate. Keep a PDF copy with your contract. You will need it again for DEWA, visas and renewal.
If your landlord will not register
Ask in writing, giving a reasonable deadline. Most landlords simply forget or leave it to the agent. If nothing happens, you can usually register yourself with the documents above. If the landlord refuses to cooperate with information you need, keep a record and seek advice. The Rental Dispute Centre process explains where disputes go.
Common Ejari problems and how to avoid them
Most Ejari delays come from small mismatches. The name on the contract must match the landlord's title deed or the power of attorney exactly. The unit number and premise number must be correct. If the property is still mortgaged or recently transferred, the records may need updating before registration goes through.
Other issues worth checking:
- An old registration from the previous tenant that was never cancelled. Ask the landlord or agent to cancel it first.
- A contract signed by someone without written authority from the owner.
- Missing pages or unsigned addendums.
- Spelling differences between your passport and Emirates ID.
Check the draft contract against your documents before you sign. It is quicker than fixing a rejected registration later.
Renewal and cancellation
Ejari is linked to a specific contract period. When you renew, the new contract needs a new registration. When you move out, the registration should be cancelled so the next tenant can register and so DEWA can be closed cleanly. Our guide to renewing a tenancy covers the renewal side.
Questions people ask
Is Ejari mandatory in Dubai?
Yes, residential tenancy contracts in Dubai are meant to be registered on Ejari. In practice you also cannot connect DEWA or use most official processes without it, so treat it as essential.
Can I register Ejari myself?
Usually yes. Tenants can register through the Dubai REST app or a typing centre if they hold the required documents. Check the current DLD requirements first.
How do I check if my contract is registered?
Ask the landlord or agent for the Ejari certificate, and check it through the Dubai REST app or DLD channels. The details should match your contract exactly.
What happens if my contract is not on Ejari?
You may be unable to connect DEWA in your name, renew family visas or file a rental dispute. Ask for registration in writing straight away and keep the correspondence.
Do I need a new Ejari every year?
Yes, each renewed contract period needs its own registration. Build it into your renewal timeline so DEWA and visas are not affected.
