The tenancy cycle, stage by stage

Stage 1: preparing the unit

We check the property, list what needs fixing before photos and confirm utilities, access cards and any building permits. A clean, working unit lets faster and causes fewer early complaints.

Stage 2: pricing and marketing

We recommend a rent based on recent comparable lets and the RERA rental index, then market the unit through permitted adverts carrying a valid Trakheesi permit and Madmoun QR code.

Stage 3: tenant selection

We arrange viewings, collect applications and run checks. You approve the tenant.

Stage 4: contract, Ejari and move-in

We prepare the tenancy contract and any addendum, coordinate Ejari registration and carry out a documented move-in inspection.

Stage 5: during the tenancy

We track rent against the contract schedule, handle maintenance requests and carry out agreed inspections.

Stage 6: renewal or exit

Well before expiry, we review the rent against the index and agree your position. If the tenant leaves, we run the move-out inspection and settle the deposit discussion on evidence.

What you decide, and what we handle

Full management does not mean giving up control. At onboarding we agree a written set of rules:

  • the minimum rent and payment terms you will accept
  • the repair amount we can approve without asking you, with anything above it sent for your approval with quotes
  • how you want to receive updates, and how often
  • your position on pets, furnishing, company leases and sharing

Within those rules we handle the day-to-day work so you are only contacted for real decisions.

Documents to prepare

Have these ready before a vacant unit goes to market: title deed, passport copy, a power of attorney if someone acts for you, building access details and confirmation that service charges are settled in Mollak. For an occupied unit, add the current tenancy contract, Ejari certificate and the tenant's contact details so we can introduce ourselves properly.

What you receive during the year

  • A record of rent due and received against each cheque or transfer date
  • A maintenance log with quotes, approvals and invoices
  • Inspection reports with dated photos
  • A renewal note before the notice window, with the index calculation and our recommendation

If something unexpected happens — a bounced cheque, a major leak, a tenant asking to leave early — we tell you promptly and set out your options.

The rules that shape a managed tenancy

The main ones are Law No. 26 of 2007 (as amended), Ejari registration and Decree No. 43 of 2013 on rent increases. To change terms at renewal, the landlord must give at least 90 days' notice before expiry. Our guides on renewing a tenancy and the Rental Dispute Centre explain the detail. In Dubai, signing tenancy contracts and receiving rent on an owner's behalf is tied to a specific licence activity, so the exact roles are set out in your management agreement.

Questions people ask

Can you take over a property that already has a tenant?

Yes. We review the existing contract and Ejari, introduce ourselves to the tenant and pick up from the current point in the cycle. Nothing in the tenant's contract changes simply because the manager changes.

How often will I hear from you?

That is agreed at onboarding. Most owners want a regular payment summary plus immediate contact for anything needing a decision. We do not promise fixed response times, but we do commit to telling you about problems rather than hiding them.

Can I end the management agreement?

The notice terms are set out in the agreement before you sign. Ending management does not end the tenant's contract — the tenancy continues with you as landlord.

Do you manage short-term holiday lets?

This page covers long-term residential tenancies. Holiday homes need a separate permit from Dubai's Department of Economy and Tourism; see our holiday home permit guide.
