Penthouses for sale in Dubai
Penthouses for sale in Dubai are top-floor apartments, often with large terraces, private pools and more than one level. They are found mainly in waterfront and city-centre towers. Because few comparable units trade, pricing and bank valuations need extra care. Buyers should also check terrace waterproofing, approvals for any pool or structures, and how service charges apply to the full area.

Where penthouses are found
Most penthouse stock sits in towers in Dubai Marina, Downtown Dubai, Business Bay and Jumeirah Beach Residence. Palm Jumeirah has penthouses in its shoreline and crescent buildings. Newer schemes in Dubai Creek Harbour and around Dubai Harbour add more.
"Penthouse" is not a regulated term. A developer may use it for any upper-floor unit with a terrace. Judge each one on its layout, views, privacy and access, not the label.
Pricing and valuation
Few penthouses trade in any one building, so recent comparables are thin. Look at DLD transactions for upper-floor units in the same and neighbouring towers. Our guide to reading DLD transaction data explains how. Then adjust for terrace size, views and condition.
If you are borrowing, expect the bank's valuation to be cautious. Get mortgage pre-approval and an early indication of value before you commit to a deposit.
Checks specific to a top-floor unit
- Terraces and roofs. Waterproofing failures are the most common penthouse problem. Ask for maintenance records and inspect ceilings below the terrace.
- Pools, pergolas and enclosures. Confirm they were approved by the developer and the building's management. Unapproved additions can create liability and may need to be removed.
- Access. Check lift arrangements, private lobby access and how deliveries and moves are handled.
- Building systems. Plant rooms or equipment on the roof can bring noise or maintenance access issues.
- Service charges. These are usually levied on the full saleable area, which may include terraces. Check the Mollak figure for the unit.
Who penthouses suit
Penthouses suit buyers who want apartment convenience with villa-like space and privacy, and who are comfortable with a narrower resale market. As rentals they appeal to a smaller pool of tenants, often on furnished or corporate terms. Plan for longer void periods. If a house is a better fit, compare villas for sale.
Process notes
The transaction steps are the same as for any apartment: MOU, NOC, transfer. See how to buy property in Dubai. At this level many buyers buy through a company or with joint owners. Read joint ownership of Dubai property and take legal advice on structure before signing. The 4% DLD transfer fee applies to the full price.
Questions people ask
Is a penthouse a good investment in Dubai?
We do not forecast returns. Penthouses have a narrower buyer and tenant pool than standard apartments, which can mean longer sale and letting periods. Buy one mainly because it suits how you want to live or use it.
How is a penthouse valued if nothing similar has sold?
Valuers use upper-floor sales in the same and nearby buildings, then adjust for size, terrace, views and finish. Expect more uncertainty than with a standard unit.
Are terraces included in the service charge?
Often, yes. Service charges are generally levied on the saleable area recorded for the unit. Check the title deed area and the Mollak statement to see exactly what is charged.
Can I add a pool or pergola to a penthouse terrace?
Only with written approval from the developer or owners' association, plus any authority permits. Structural load, waterproofing and insurance all have to be addressed first.
