Townhouses for sale in Dubai
Townhouses for sale in Dubai are terraced or semi-attached homes in gated communities. They give buyers a garden and their own front door, with lower upkeep than a detached villa. They are common in mid-market master communities. Key checks are the unit's position in the row, shared walls and roof, parking and the community service charge.

Communities known for townhouses
Townhouses are a staple of the mid-market communities built along and beyond Al Khail Road and Emirates Road. Town Square is almost entirely townhouses and apartments. DAMAC Hills and DAMAC Hills 2 have large townhouse clusters. Al Furjan mixes townhouses with low-rise apartments.
The Springs is one of the older options, with mature gardens. Its homes are often grouped together with villas in listings. Newer choices include Arabian Ranches 3, The Valley and Mudon. Jumeirah Village Circle also has townhouse pockets between its apartment buildings.
End, corner or middle unit
Position in the row affects light, privacy, garden size and resale appeal. End and corner units usually have more garden and more windows. They often trade at a premium and draw more interest when you sell. Middle units are cheaper and share walls on both sides. That can mean more noise from neighbours, but some buyers find middle units cooler.
Look at orientation, what the house faces (a park, a road, another row) and whether the plot is overlooked.
What to inspect
- Shared walls and roof. Look for cracks or damp at the party walls, and check roof drainage, which may be shared with neighbours.
- AC and water heater. Check their age and service history. Replacing them is a common early expense.
- Parking. Many townhouses have one or two covered bays. Confirm what is on the title.
- Alterations. Converted garages, extended kitchens and pergolas need master-developer approval.
- Community charges. Check the current figure through Mollak. Our service charges guide explains how to read it.
Who townhouses suit and the cost picture
Townhouses suit families stepping up from an apartment who want a garden without a large plot to maintain. They are also popular with landlords, because family tenants tend to renew. Running costs sit between an apartment and a detached villa: no building-wide amenities to fund, but the owner maintains the house.
Remember the 4% DLD transfer fee and the other costs in our buying costs guide. If you are weighing a townhouse against a larger home, our villas for sale page explains what changes.
Process and next steps
Buying a resale townhouse follows the standard sequence covered in how to buy property in Dubai. Many townhouse communities are recent, so some units are still on developer payment plans. In those cases the buyer may need to take over the remaining instalments. Read our guide to selling or assigning off-plan before handover if that applies.
Questions people ask
Is a townhouse the same as a villa in Dubai?
Not quite. A townhouse shares at least one wall with a neighbour and usually has a smaller plot. Listings sometimes use the terms loosely, so check the floor plan and the title deed description.
Do end-unit townhouses resell better?
End and corner units often attract more buyers because of extra garden space and light. That usually shows up in a higher asking price. The difference varies by community, so compare recent DLD transactions for similar units.
Who pays for shared roof or wall repairs?
It depends on the community's rules and the nature of the defect. Ask the community management company how such repairs are handled, and check the declaration or rules for the community.
Are townhouses good for renting out?
They are generally in steady demand from families, who tend to stay longer than apartment tenants. Maintenance costs are higher than for an apartment, so build them into any return estimate.
