Properties for Rent in The Springs
The Springs is an established townhouse community arranged around lakes and green spaces, popular with families. Homes are mostly smaller townhouses with private gardens. Because the stock is well established, AC, plumbing and roofs need careful checks. Most homes are let unfurnished. Leases are annual, paid by cheques, with a refundable deposit, Ejari registration and RERA-capped increases.

Cheques, deposit and Ejari
Landlords take post-dated cheques, and the count is negotiable — read our rent cheques guide. Expect a refundable security deposit that may cover garden condition. Register on Ejari once signed using our tenant Ejari guide. Many families here renew year after year, so read renewing a tenancy in Dubai before your first renewal offer arrives.
Renewals and rent increases
The landlord must give at least 90 days' notice before expiry to change terms. Increases follow the Decree No. 43 of 2013 caps against the RERA index (table below). Check your townhouse with the rent increase calculator and the rent increase rules.
What to inspect in a Springs townhouse
- AC: ask for service history; older units may struggle in summer.
- Plumbing and water heaters: test pressure and hot water in every bathroom.
- Roof and ceilings: look for staining from past leaks.
- Extensions: if the home has been extended, ask whether approvals exist.
- Garden: agree who maintains planting and irrigation.
- Pests: ask when pest control was last carried out.
