Properties for Rent in Jumeirah Lake Towers

Jumeirah Lake Towers rentals are apartments in towers grouped into clusters around artificial lakes, served by the Dubai Metro Red Line. Studios to three-bedroom units are available, often at more accessible levels than the neighbouring Marina. Tenants are mostly professionals and couples. Some towers mix offices and homes. Expect cheques, a deposit, Ejari and district-cooling charges in many buildings.

What you can rent in JLT

JLT is a grid of towers grouped into lettered clusters around lakes, sitting along Sheikh Zayed Road with Dubai Metro Red Line access. Most rentals are studios, one-bedroom and two-bedroom apartments, with a smaller supply of three-bedroom homes.

Renters are mostly professionals who want a Metro commute and a walkable neighbourhood with cafés by the lakes. Some families rent larger units. Our JLT area guide explains the layout. Across the road, compare Dubai Marina rentals, or look further at JBR rentals. Every area sits on the rental hub.

Furnished or unfurnished

Unfurnished apartments dominate, but furnished units are easy to find, especially studios and one-bedroom homes. Older towers sometimes come with dated kitchens and bathrooms; it is fair to ask whether the landlord will refresh them before move-in.

Cheques, deposit and Ejari

Post-dated cheques are normal and the number is agreed with each owner; our rent cheques guide explains the trade-offs. A refundable security deposit is standard, and some towers ask for a move-in deposit. Register the lease on Ejari promptly — see Ejari registration for tenants.

Renewals and rent increases

Changes to terms need at least 90 days' notice before expiry. Increases follow the Decree No. 43 of 2013 caps against the RERA index, shown in the table. Because JLT towers vary in age and finish, check your own unit with the rent increase calculator and read the rent increase rules.

What to inspect in a JLT tower

  • District cooling: many towers bill chiller separately through a cooling provider. Ask for the account details and whether a deposit applies.
  • Mixed use: some towers combine offices and apartments. Check lift sharing and lobby security.
  • Parking: confirm your bay; visitor parking is limited in many clusters.
  • Lake-side noise: ground-level cafés are pleasant by day but can be busy in the evening.
  • Maintenance: check the age of AC units and who services them.

For JLT landlords

Well-run towers near the Metro let steadily, but tenants compare closely across clusters. Our apartment management service and wider property management cover marketing, Ejari and maintenance. Buyers can see JLT properties for sale.

Questions people ask

Is chiller included in JLT rent?

Usually not. Many JLT towers bill district cooling separately. Confirm the arrangement and any deposit before you sign.

Is JLT cheaper to rent than Dubai Marina?

JLT is often seen as the more accessible neighbour, but rents depend on the tower, view and condition. Compare specific listings rather than area labels.

Are there family-sized apartments in JLT?

Yes, though they are a smaller share of supply. Larger units come up less often, so start your search early.

Do I need Ejari in JLT?

Yes. Register your tenancy contract on Ejari; it is needed for DEWA and for any dispute.
