How we approach a rental valuation
Comparable lets
The strongest evidence is what similar units nearby have actually let for recently: same building or community, same bedroom count, similar size. Asking rents on portals are useful for seeing the competition, but they are not achieved rents.
The RERA rental index
The DLD rental index gives an average rent range for similar properties in the area. It is the official reference for renewal increases under Decree No. 43 of 2013, and since January 2025 it also reflects building classification. It is a reference point, not a price tag for a new letting. See our rental index guide.
Your unit
We then adjust for what makes your unit better or worse than the comparables: condition and finish, layout, floor and view, furnishing, parking, upgrades, and the building's amenities and upkeep.
What happens after you request one
1. Basic details. You send the area, building, unit type, size and status. 2. Short call or messages about condition, furnishing and your timing. 3. Viewing or photos. We see the unit, or review recent photos if you are abroad. 4. Valuation note. You receive a recommended asking rent, a realistic range, the comparables used and any suggestions that could improve the result. 5. Next step, your choice. List with us, ask for a management proposal, or simply keep the figure for your planning.
What to have ready
- Exact unit number and building, and the size from the title deed
- Bedroom count, maid's room or study, and parking spaces
- Furnished or unfurnished, and any recent upgrades
- Current tenancy terms if occupied, and the contract end date
- Recent photos if you cannot arrange a viewing
A valuation for an occupied unit
If your property is tenanted, the valuation is useful in two ways. It tells you what the unit could achieve if it became vacant, and it helps you understand where your current rent sits against the index ahead of renewal. Remember that the increase allowed at renewal is capped by law, whatever the market says. See tenancy renewal management and our rent increase calculator.
What a rental valuation is not
It is a market opinion on rent, not a formal valuation for a bank, court or sale. For a sale price or a mortgage valuation you need a formal valuation from a qualified valuer; see our property valuation guide. We do not promise that the unit will let at the top of the range.
Questions people ask
Is the rental valuation free?
Whether we charge for a valuation is confirmed when you contact us. There is no obligation to list or appoint us afterwards.
Why is your figure different from what I see on portals?
Portal prices are asking rents, and some are stale or duplicated. We weight achieved lets and adjust for your unit's specific features.
Can I use the rental index figure as my asking rent?
You can, but the index is an average range for similar units. A well-presented unit may achieve more, and a tired one less. The index matters most at renewal.
How often should I revalue?
Before each new letting and ahead of each renewal window, because rents and the index can move within a year.
