1 bedroom apartment for rent in Dubai
A 1 bedroom apartment for rent in Dubai is the usual step up from a studio: a separate bedroom, a living room and a kitchen on an annual Ejari-registered lease. One-bedroom flats are available in almost every community, from International City and JVC to Dubai Marina. Check the rent against the RERA index and the cooling arrangement before you sign.

1 BHK for rent in Dubai: is it worth the step up?
A 1 BHK for rent in Dubai, one bedroom with a hall and kitchen, gives you a door between sleeping and living. That matters if you work from home, share with a partner on different schedules, or have guests to stay on the sofa.
The step up from a studio costs more in rent and, usually, in cooling and DEWA, because there is more space to cool. Weigh the extra yearly cost against how you will use the room. If you mainly need space for a desk, a studio with a good layout in a better location can be the smarter choice; see studios for rent in Dubai.
Where to find a 1 bedroom flat for rent in Dubai
One-bedroom flats are common in almost every apartment community, so start with your commute and budget:
- Budget. A 1 bedroom for rent in International City is one of the most affordable ways to get a separate bedroom; Phase 2 adds newer buildings. See International City rentals, Discovery Gardens and Dubai Silicon Oasis.
- Mid-market. A 1 bedroom for rent in JVC is usually in a newer mid-rise building, with quality that varies by developer. Compare JVC, Arjan and Al Furjan.
- Central and waterfront. A 1 bedroom for rent in Dubai Marina puts you by the water and the Metro, usually in an established tower. See Dubai Marina, JLT, Business Bay and Barsha Heights.
1 bedroom rent price in Dubai: how to check it
We do not quote average rents, because the 1 bedroom rent price in Dubai varies widely by community, building, floor and the number of cheques. The fair-rent check is official: look up the Dubai Land Department's rental index for the building, through the Dubai REST app or the DLD website, and compare current listings for similar one-bedrooms nearby. Since January 2025 the Smart Rental Index also reflects the building's classification.
The same index governs renewals: if your rent is up to 10% below the index average for similar homes, your landlord cannot increase it. Our rent increase calculator shows where you stand.
What to inspect in a one-bedroom
When you view a 1 bedroom flat for rent in Dubai, check:
- Cooling in both rooms. Make sure the bedroom and living room each cool properly, and ask whether cooling is chiller-free or billed by a provider.
- The bedroom. Room for a double bed and wardrobe, a window that opens, and blackout options.
- Noise. Shared walls with the next flat, lift shafts and the road side of the building.
- Kitchen and laundry. Appliances included, space for a washing machine, ventilation.
- Parking. Usually one bay; confirm it in the contract.
Record the condition with dated photos in a signed move-in report; our moving-in checklist covers the rest.
Paying for a 1 bedroom apartment for rent in Dubai
Rent is quoted per year and usually paid by post-dated cheques, with the number agreed with the landlord. If you need to pay monthly, some landlords accept twelve cheques and participating companies in the DLD's Flexi Rent scheme offer monthly instalments; see apartments for rent in Dubai monthly.
Upfront, budget for the security deposit, the agency fee, the Ejari fee and the DEWA deposit. Your DEWA bill then includes Dubai Municipality's housing fee of 5% of the annual rent. Register the contract on Ejari as soon as it is signed: see Ejari registration for tenants.
Furnished or unfurnished?
Unfurnished one-bedroom flats usually include kitchen appliances and suit tenants staying more than a year. Furnished ones suit newcomers and short assignments, and the furnished pool is deepest in Dubai Marina, JLT, Business Bay and Downtown. Inventory every item, test appliances and agree who replaces things that fail. If you will need a second bedroom soon, look at 2 bedroom apartments for rent before signing a year's lease.
Questions people ask
How much does a one-bedroom flat cost to rent in Dubai?
It varies widely by community, building, floor and cheque terms, so we do not quote a single figure. Check the DLD rental index for the specific building and compare current listings for similar one-bedrooms nearby. Then add cooling, DEWA, the housing fee and parking to get the true yearly cost before comparing options.
What does 1 BHK mean?
BHK stands for bedroom, hall and kitchen. A 1 BHK is a one-bedroom apartment with a living room or hall, a kitchen and a bathroom. Dubai listings more often say '1 bedroom' or '1 BR', and some one-bedroom flats add a study or a guest toilet, which listings may show as '1 + study'.
Where can I find a cheap 1 bedroom flat in Dubai?
The most affordable one-bedroom flats are usually in older or outer communities such as International City, Discovery Gardens and Dubai Silicon Oasis, with JVC and Arjan offering newer buildings at mid-market rents. Compare buildings within each area against the DLD rental index rather than relying on area averages.
Can I rent a 1 bedroom apartment in Dubai monthly?
Sometimes. Some landlords accept twelve cheques on an annual lease, and participating companies in the DLD's Flexi Rent scheme offer monthly instalments on tenancies of a year or more. Furnished serviced apartments charge monthly but cost more and are not Ejari tenancies. Ask about payment terms before you view.
Is chiller included in one-bedroom rent?
It depends on the building. In district-cooled towers you often pay the cooling provider separately, sometimes with a deposit; chiller-free buildings include cooling in the rent. A one-bedroom has two rooms to cool, so ask for the arrangement in writing and, if possible, a recent cooling bill for the unit.
What documents do I need to rent a one-bedroom?
Usually a passport, a UAE residence visa and an Emirates ID, plus the security deposit and the rent cheques or first instalment. Ejari registration uses the same documents and the signed contract. If your employer pays the rent, the lease may be in the company's name; see our guide to renting with a company lease.
