What you can rent in Dubai Hills Estate

The community mixes apartment buildings close to the park and shops with townhouse and villa neighbourhoods such as Maple, Sidra and the larger Club Villas. Apartment projects include Park Heights and Collective.

Families are the core of the rental market, drawn by parks, schools in the wider area and newer homes. Professionals rent the apartments. Our Dubai Hills Estate area guide covers daily life; nearby alternatives include Arabian Ranches rentals and MBR City rentals. See every area on the rental hub.

Furnished or unfurnished

Most homes are let unfurnished, often with kitchen appliances. Furnished apartments exist but the pool is smaller than in the Marina or Downtown. If you need curtains, light fittings or wardrobes, check they are in place — new handovers sometimes lack them.

Cheques, deposit and Ejari

Landlords typically accept post-dated cheques, with the count agreed per tenancy; read our rent cheques guide. A refundable security deposit is standard. Register the lease on Ejari promptly; our Ejari guide for tenants explains the documents.

Renewals and rent increases

A landlord must give at least 90 days' notice to change terms, and increases follow the Decree No. 43 of 2013 caps against the RERA index (see table). Apartments, townhouses and villas are indexed differently, so test your own home in the rent increase calculator and read the rent increase rules.

What to inspect before you sign

  • AC: villas and townhouses have their own systems; ask when they were last serviced. Apartments may have separately billed cooling.
  • Garden and irrigation: check the system works and who maintains it.
  • Newer-build snags: look for cracked grout, poorly sealed wet areas and doors that stick.
  • Parking: confirm garage or bay allocation and visitor rules.
  • Community rules: ask about pets, extensions and home businesses before you commit.

For Dubai Hills landlords

Family tenants tend to stay longer when the home is well maintained and repairs are handled quickly. Our villa management and wider property management services cover this. To buy here, see Dubai Hills Estate properties for sale.

Questions people ask

Is Dubai Hills Estate good for renting with a family?

It is one of the communities families most often ask about, thanks to parks and a mix of homes. Visit at school-run times to judge traffic on your routes.

Who maintains the garden in a rented villa?

Usually the tenant handles routine gardening and the landlord major repairs, but contracts differ. Put the split in writing.

Are Dubai Hills apartments let with chiller included?

It varies by building. Ask whether cooling is in the rent or billed separately, and by whom.

Do I need Ejari for a Dubai Hills tenancy?

Yes. Ejari registration is required for standard tenancies and is needed for DEWA and any dispute.
