Furnished or unfurnished

Most homes are unfurnished, usually with kitchen appliances. Furnished apartments appear occasionally. Budget for curtains, light fittings and outdoor furniture if you take a townhouse.

Cheques, deposit and Ejari

Renewals and rent increases

Your landlord must give at least 90 days' notice before expiry to change terms. Increases are capped under Decree No. 43 of 2013 against the RERA index (see table). Check your own home with the rent increase calculator and our rent increase rules.

What to inspect before signing

• Commute: drive your work and school routes at peak times before committing.
• Townhouse AC: check every unit and ask when it was last serviced.
• Cooling in apartments: confirm whether chiller is billed separately.
• Parking: check driveway or bay allocation and visitor spaces.
• Small gardens: agree who handles irrigation and planting.
• Repairs: clarify the minor versus major maintenance split.
