What happens after you contact us

1. We reply to confirm we have your details and ask any quick questions. 2. Viewing or remote review. We see the property, or review photos and documents if you are abroad. 3. Rent recommendation. We show recent comparable lets, the rental index position and our suggested asking rent. See rental valuation for how we approach it. 4. Proposal. You receive the scope, fees and the documents we need. 5. Permit and listing. Once you approve, we apply for the advertising permit and prepare the listing. 6. Viewings and offers. We screen applicants and present them for your decision. 7. Contract and move-in. We prepare the contract, coordinate Ejari and record the unit's condition at move-in.

Power of attorney if someone else acts for you
Service-charge status in Mollak
Access cards, keys and parking details
DEWA account status and premises number
For furnished units, an inventory
If tenanted now: the current contract, Ejari certificate and the tenant's planned move-out date

Having these ready can save a week or more of back-and-forth.

Getting the unit ready

Tenants compare many units online, and condition shows in photos. Before marketing, fix anything broken, service the AC, deep clean and repaint marked walls if needed. Advertising rules

Every property advert in Dubai needs a DLD/RERA advertising permit (Trakheesi), and adverts carry the Madmoun QR code so the public can verify them. That is why we need your title deed and authorisation before any listing goes live. If you see your unit advertised without a permit, you can check it with the QR code.

Letting only, or letting and management

Some owners want a tenant found and the contract registered, then manage the tenancy themselves. Others want everything handled. Both are possible. The proposal shows the difference. See landlord services and property management fees for more detail.

Questions people ask

Can I list with more than one agent?

You can, but multiple adverts for the same unit often confuse tenants and weaken your price position. Discuss the agreement terms with us before deciding.

How long does it take to find a tenant?

It depends on price, condition, season and demand for that unit type. We cannot promise a timeframe, but we report on viewings and feedback so you can adjust if needed.

Can you list my property while the current tenant is still there?

Yes, with the tenant's cooperation for viewings and in line with the contract. Starting early shortens the gap between tenancies.

Do I have to accept the rent you recommend?

No. You set the asking rent. We explain the evidence and the likely trade-off between price and time on the market.
