Properties for Rent in Downtown Dubai

Renting in Downtown Dubai means an apartment, from studios to large penthouses, in towers around Burj Khalifa and The Dubai Mall or in the lower-rise Old Town buildings. Tenants are mainly professionals, executives and couples. Furnished and serviced options are common. Contracts are annual, paid by cheques, with a deposit and Ejari registration. Check cooling, valet and event noise before you commit.

What you can rent in Downtown Dubai

Downtown is entirely apartments. Towers around Burj Khalifa, The Dubai Mall and the Boulevard range from compact studios to large penthouses, while the Old Town quarter offers lower-rise buildings with a quieter feel. Branded and serviced residences sit alongside standard towers.

Most tenants work in the central business districts and want a short commute and a city lifestyle. Couples and executives on company packages are common; families rent too, usually in larger units near pools and parks. Read our Downtown Dubai area guide for daily life. For a nearby alternative, look at Business Bay rentals or Dubai Creek Harbour rentals. The wider rental hub covers every area.

Serviced, furnished and unfurnished

Downtown has a large furnished pool. Serviced residences bundle housekeeping, utilities or both, which suits short assignments but changes what you compare. When weighing a serviced unit against a standard lease, list exactly what is included: cooling, DEWA, internet, cleaning and parking. Unfurnished homes give you more control and are often preferred for longer stays.

Payment terms, deposit and Ejari

Rent is usually paid by post-dated cheques over the year, and the number is agreed with each landlord; our guide to rent cheques explains the options. A refundable security deposit is standard, and serviced units may also ask for a utilities deposit.

Every standard tenancy should be registered on Ejari; without it you cannot easily connect DEWA or file a dispute. Our Ejari guide for tenants lists the documents. Company-paid leases follow the same steps — see renting with a company lease.

Renewals and rent increases

Increases at renewal are capped by Decree No. 43 of 2013, measured against the RERA rental index (see the table), and the landlord must give at least 90 days' notice of any change. Because the Smart Rental Index now also considers building classification, two Downtown towers can produce different results. Check yours with the rent increase calculator and our rent increase rules guide.

What to inspect in a Downtown apartment

  • Cooling and utilities: most towers use district cooling. Ask whether chiller charges are included, and who holds the account.
  • Parking and valet: confirm allocated bays and how guests park; some buildings rely on valet.
  • Event noise and access: major celebrations around Burj Khalifa bring crowds and road closures. Ask how residents get in and out on those nights.
  • Views and glare: high glass façades can heat up; check blinds and how well the AC copes in afternoon sun.
  • Maintenance: clarify who handles minor repairs and appliance failures, especially in furnished units.

For Downtown landlords

Downtown units let well when priced against the right building index and presented properly. Many owners also weigh holiday-home letting, which needs a separate permit. Questions people ask

Are serviced apartments in Downtown Dubai worth it?

They suit shorter stays and people who want utilities and cleaning bundled. For a longer stay, a standard lease is usually simpler to compare and renew. List what is included before deciding.

Is chiller included in Downtown Dubai rent?

Sometimes, but often not. Many towers bill district cooling separately. Confirm the arrangement in writing before you sign.

Does a Downtown tenancy need Ejari?

Yes, standard tenancies must be registered on Ejari. It is needed for DEWA and for any dispute at the Rental Dispute Centre.

How much can my Downtown rent go up?

Only as much as Decree No. 43 of 2013 allows, based on how your rent compares with the RERA index for the property, and only with at least 90 days' notice before expiry.
