Studios are Dubai's most affordable self-contained homes. They suit single professionals and people new to the city. They are common in community buildings and newer towers. Look closely at layout, kitchen and storage, how cooling is billed, and whether the unit is furnished. Register the lease on Ejari: an unregistered or shared arrangement leaves you with fewer protections.

Where studio stock is concentrated
Newer community buildings in Jumeirah Village Circle, Arjan, Al Furjan and Dubai Silicon Oasis have many studios. International City and Discovery Gardens are long-standing budget options.
For a central address, Business Bay and Jumeirah Lake Towers have studios in towers near offices and the Dubai Metro. Expect to pay more for location than for space.
Not all studios are equal
Floor areas and layouts vary widely. Check:
- Whether the kitchen is enclosed or open, and whether there is ventilation.
- Wardrobe and storage space.
- Whether there is a balcony.
- Natural light and the view, which matter more in a single room.
- Laundry: is there space for a washing machine?
A well-planned studio can feel larger than a poorly laid-out one-bedroom.
Furnished or unfurnished
Furnished studios save upfront cost and suit newcomers. Check the inventory carefully, because you are responsible for damage beyond normal wear. Unfurnished units usually cost less over a longer stay. Short stays in furnished units are often holiday-home lets, which need a DET permit and work differently from an annual tenancy. Keep total cost under control
With a small rent, utilities make up a larger share of the total. Ask whether the building has district cooling and how it is billed. Some buildings advertise chiller-free units, where cooling is included. Add DEWA, internet and any parking fee. Paying in fewer cheques can sometimes lower the rent. Protect yourself
Make sure the lease is in your name, registered on Ejari, and signed by the owner or their authorised representative. Can I rent a studio in Dubai monthly?
Annual leases are standard. Monthly stays are usually holiday-home lets, which need a DET permit and cost more. Some landlords accept more cheques, which spreads payments without changing the annual term.
Is DEWA included in studio rent?
Usually not. You open a DEWA account in your name after Ejari registration. Some buildings include cooling, but electricity and water are normally the tenant's cost.
Can two people share a studio?
It depends on the landlord's consent, occupancy limits and the current shared housing rules. Ask before you sign, and get any permission in writing.
What documents do I need to rent a studio?
Typically a passport, a UAE visa and an Emirates ID, plus the deposit and rent cheques. Requirements can vary for newcomers, so ask the agent in advance.
