Communities with townhouse rentals
Town Square has a large stock of townhouses around central parks. DAMAC Hills and DAMAC Hills 2 have big townhouse clusters. Al Furjan and Jumeirah Village Circle put townhouses near shops and apartment buildings. The Springs is older, with mature landscaping and lakes.
Newer communities such as Arabian Ranches 3, Mudon and The Valley offer recent stock. Shops, schools and transport there are still developing, so visit at the times you would commute.
How a townhouse compares
Against an apartment, you gain a garden, more storage and no shared corridors. You lose building facilities such as a gym or concierge, unless the community provides them. What to check on a viewing
- Row position. End units get more light and garden. Middle units can pick up more neighbour noise.
- AC and water heater. Ask when they were last serviced.
- Parking. Check covered bays and visitor parking.
- Garden and drainage. Look for standing water or damp at the base of walls.
- Community rules. Ask about pets, barbecues, satellite dishes and storage.

Paperwork and payments
Expect an annual lease, a security deposit and post-dated cheques. Register the contract on Ejari and set up DEWA in your name. Agree the maintenance split in an addendum, since townhouses have more equipment than apartments. Renewal increases follow the RERA rental index. Check your figures with the rent increase calculator.

Are townhouses cheaper to rent than villas in Dubai?
Generally, yes, within the same community, because they are smaller and share walls. It still depends on location, size and condition, so compare current listings and the RERA index.
Who maintains the garden in a rented townhouse?
Usually the tenant handles routine garden care, but it depends on the contract. Agree it in writing, along with AC and pest-control responsibilities.
Can I keep a pet in a rented townhouse?
Only with the landlord's consent and within community rules. Get permission written into the tenancy addendum.
Is a townhouse a good option for sharing?
Shared housing is regulated in Dubai, under rules introduced by Law No. 4 of 2026. Any sharing arrangement needs the landlord's written consent and must meet the current rules, so check with DLD first.
