Calculator
Property buying cost calculator
This calculator estimates the costs of buying a Dubai property on top of the purchase price. It applies the Dubai Land Department transfer fee of 4% of the price, then adds the other costs you enter: registration and trustee office fees, agency commission, and mortgage-related costs if you are borrowing. Treat the result as a planning estimate and confirm each figure before you transfer funds.
- Fixed by DLD
- Transfer fee of 4% of the purchase price
- You enter
- Agency, trustee, registration and mortgage costs
- Output
- Itemised costs and total cash needed
- Confirm with
- DLD, your trustee office, agent and bank
How to use it
1. Enter the purchase price. 2. Choose cash or mortgage. For a mortgage, enter the loan amount so the deposit and bank costs are shown. 3. Enter the agency commission agreed with your agent, and the registration, trustee and other fees you have been quoted. 4. Review the itemised breakdown and the total cash needed, including your deposit.
What each input means
- Purchase price — the price in your sale agreement (Form F/MOU for resale; see our Form F guide).
- Agency commission — the amount agreed in writing with your agent.
- Registration and trustee fees — title-deed, admin and trustee office charges. Confirm the current schedule with DLD or the trustee office.
- Mortgage costs — the bank's arrangement and valuation fees and the mortgage registration fee charged at DLD.
- Other — for example a developer NOC fee on resale, or service-charge settlement.
How the calculation works
Transfer fee = purchase price × 4%. Total costs = transfer fee + every other cost you enter. Cash needed = total costs + the part of the price not covered by your mortgage. Nothing else is assumed.
Limitations
Fees other than the DLD transfer fee change, vary by transaction and are not built in. Off-plan purchases registered with the developer can follow a different fee pattern. Always confirm figures with DLD, your trustee office, your bank and your agent. Our buying costs guide and DLD transfer fee guide explain each item.
Questions people ask
Who pays the 4% DLD transfer fee?
In practice the buyer usually pays it, but who pays is a matter for the sale agreement. Check your Form F or sale contract.
Is the calculator suitable for off-plan purchases?
It gives a rough guide. Off-plan registration and developer fees can differ, so confirm with the developer and DLD.
Does it include mortgage interest?
No. Use the mortgage calculator for monthly repayments.
Can I rely on the result for a transfer?
No. Use it to plan, then confirm the exact amounts with your trustee office and bank before the transfer day.
