Property management in Dubai
MAR Real Estate manages rental homes in Dubai for local and overseas landlords. We find and screen tenants, register Ejari, collect rent, handle renewals within the RERA rules, coordinate maintenance and inspect the property at move-in and move-out. You get one point of contact, written reporting and decisions left with you. We never promise a rental return.

What property management includes
Our rental property management service covers the whole tenancy cycle. Choose the full service or, through our landlord services, only the parts you need.
- Valuation and marketing. A rental valuation based on current comparable lets and the RERA index, then permitted adverts. To start, list your property.
- Tenants. Screening, viewings, negotiation and contracts through our tenant management service.
- Ejari. Registration and renewal handled by our Ejari support team.
- Rent. Cheque custody, banking and follow-up through rent collection, with statements to you.
- Renewals. Notices, negotiations and index checks through tenancy renewal management.
- Maintenance. Triage, contractor quotes and follow-up through maintenance coordination.
- Inspections. Photographic condition reports through move-in and move-out inspections, plus periodic checks.
- Handover. Snagging and key collection for new properties through property handover.
How the process works
1. Proposal. Tell us about the property. We review it, give you a rental valuation and send a written proposal with the scope and fees. Our property management fees page explains how fees are structured. 2. Agreement. We sign a management agreement that sets out what we can approve, spending limits and how we report. 3. Preparation. We advise on repairs, cleaning, furnishing and documents needed to let. We arrange DEWA, access cards and keys. 4. Letting. We advertise with a valid permit, screen applicants, negotiate within your limits and prepare the contract. 5. Move-in. We register Ejari, collect cheques and deposit, and complete a signed condition report. 6. During the tenancy. We handle maintenance requests, bank cheques, chase any bounced payments and keep you updated in writing. 7. Renewal or exit. We serve notices on time and in the correct form, negotiate renewal, or manage move-out, deposit reconciliation and re-letting.
Who our service is for
Local landlords who own one or two units but do not have time to handle tenants, cheques and contractors.
Overseas landlords who cannot be in Dubai for viewings, inspections or bank visits. Our management for overseas landlords service is designed around remote approvals, power of attorney where needed, and clear reporting across time zones. See also managing a Dubai rental from abroad.
Apartment owners, where building rules, service charges and access arrangements matter. See apartment management.
Villa and townhouse owners, where gardens, pools, AC and larger maintenance budgets need closer attention. See villa management.
New owners at handover, who want snagging done and the unit let quickly.
Documents we will ask for
- Title deed (or Oqood for recently completed units)
- Owner's passport, plus Emirates ID if you are a UAE resident
- Power of attorney, if someone acts for you
- Latest service-charge statement and confirmation that there are no arrears
- DEWA account details and access cards or keys
- Bank details for rent transfers
- For an existing tenancy: the current contract, Ejari certificate and cheque schedule
For company-owned property we will also need company documents and the signatory's authority.
Compliance we handle
Lettings in Dubai are regulated, and getting the details wrong is expensive. We work within these rules:
- Ejari. Every tenancy contract is registered. See Ejari registration for landlords.
- Rent increases. At renewal, increases follow the RERA rental index under Decree No. 43 of 2013. No increase is allowed if the rent is up to 10% below the index average. Increases are capped at 5%, 10%, 15% or 20% in the bands beyond that. The Smart Rental Index also takes building classification into account.
- Notice periods. To change terms, you must give at least 90 days' notice before expiry. Eviction for sale, own use or demolition needs 12 months' written notice served by notary public or registered mail. See the 90-day renewal notice.
- Advertising. Every advert carries a DLD/RERA permit and a Madmoun QR code.
- Disputes. If a dispute arises, we prepare the file for the Rental Dispute Centre, which charges a filing fee of 3.5% of annual rent, minimum AED 500 and maximum AED 20,000. Check the current fee before filing.
- Short-term lets. Holiday homes need a DET permit. They are a different service from long-term management.
How we report and keep you in control
You decide the limits. Repairs below an agreed amount are handled and reported. Anything above it waits for your written approval. We send written statements of rent received and costs paid. Inspection reports come with photographs. Major decisions, such as renewal terms, accepting a tenant or replacing an appliance, are always yours. For the trade-offs of doing it yourself, read self-managing vs using a property manager.
Questions people ask
What does a property management company in Dubai do?
It lets and runs your rental on your behalf: marketing, tenant screening, contracts and Ejari, rent collection, renewals, maintenance, inspections and move-out. The scope and fees should be set out in a written management agreement.
How much does property management cost in Dubai?
Fees vary by scope and property. Our property management fees page explains the structure. We confirm the exact fee in a written proposal after reviewing your property.
Can you manage my property if I live outside the UAE?
Yes. Our overseas landlord service is built around remote approvals, written reporting and a power of attorney where the process needs one.
Do you guarantee rent or returns?
No. We do not promise returns or guarantee rent. We price the property against current evidence, screen tenants carefully and follow up any missed payment quickly.
Can you take over a property that already has a tenant?
Yes. We review the existing contract, Ejari and cheque schedule, introduce ourselves to the tenant and take over from the next scheduled step.
Do you manage holiday homes?
Our service is focused on long-term residential lets. Holiday homes need a DET permit and operate differently. Ask us if you are weighing the two.
