Properties for Rent in Jumeirah Beach Residence
JBR rentals are apartments in a strip of beachfront towers beside The Walk, with the Dubai Tram nearby. Units are generally larger than in many newer towers, from one-bedroom homes upwards. Tenants include families, professionals and beach lovers. Many units are holiday homes, so confirm a long-term lease. Expect cheques, a deposit, Ejari and careful checks on noise and parking.

What you can rent in JBR
JBR is a line of residential towers in clusters along the beach, including Rimal and Sadaf. Apartments are typically more generous in size than many newer builds, with one- to three-bedroom units most common and some larger homes and penthouses.
Tenants include families who want the beach on their doorstep, professionals and people who value a walkable seafront. Read our JBR area guide for daily life. Nearby, compare Dubai Marina rentals and Palm Jumeirah rentals, or browse the rental hub.
Long-term lease vs holiday home
A large share of furnished JBR units operate as holiday homes under a DET permit. If you want a year-long home with Ejari protection, check that the listing is a standard tenancy. Unfurnished long-term apartments are available and often suit families planning to stay several years.
| Current rent compared with the RERA index average | Maximum permitted increase |
|---|---|
| Up to 10% below | No increase |
| 11–20% below | 5% |
| 21–30% below | 10% |
| 31–40% below | 15% |
| More than 40% below | 20% |
Cheques, deposit and Ejari
Rent is usually split into post-dated cheques agreed with the landlord; our rent cheques guide explains the options. Expect a refundable security deposit, and ask about building move-in requirements. Register on Ejari once signed — our Ejari guide shows how.
Renewals and rent increases
Landlords must give at least 90 days' notice before expiry to change terms. Increases are capped by Decree No. 43 of 2013 against the RERA index; the table below shows the bands. Test your unit with the rent increase calculator and read our rent increase rules.
What to inspect in a JBR apartment
- Noise: units facing The Walk can be loud late into the evening, especially on weekends and during events. Visit at night.
- Parking: confirm your bay and how guests park; visitor spaces fill quickly.
- Cooling: ask whether chiller is included or billed separately, and check the age of fan-coil units.
- Sea air: look at balcony doors, rails and window seals for wear.
- Repairs: older towers may need more upkeep; agree who pays for minor fixes.

Questions people ask
Is JBR good for families renting?
Many families like the beach and larger apartments. Choose a unit away from the busiest stretch of The Walk if quiet evenings matter.
How do I know a JBR apartment is a long-term rental?
Ask for a standard tenancy contract that will be registered on Ejari. Holiday-home units operate under a separate DET permit.
Is parking easy in JBR?
Residents usually have allocated bays, but visitor parking is busy. Confirm your allocation in writing.
Can my JBR landlord raise the rent?
Only within Decree No. 43 of 2013 caps against the RERA index, with at least 90 days' notice before expiry.
