Property management fees in Dubai
How Dubai property management fees are usually structured: percentage of rent or fixed fee, leasing versus management, and what is included or extra.
- Common models
- Percentage of annual rent, or a fixed annual fee
- Leasing
- Often a separate one-off fee for finding a tenant
- Extras
- Check inspections, renewals, Ejari and maintenance markups
- Our fees
- Provided in a written proposal
The two common fee models
Percentage of annual rent
The manager charges a percentage of the rent collected or contracted each year. The fee moves with the rent, so both sides share the effect of rent changes. Some managers set a minimum fee for lower-rent units.
Fixed annual fee
A set amount per year regardless of rent. This is easier to budget and can suit higher-value units, but check whether it covers the same services as a percentage-based quote.
Neither model is better in itself. The right comparison is what you get for the total you pay over a full tenancy year.
Leasing fee versus management fee
Finding and signing a tenant is a distinct piece of work: marketing, viewings, screening and contract. Many firms charge a one-off leasing fee for it, separate from the ongoing management fee. Some include leasing in full management, and some charge it again at each new tenancy but not at renewal. Ask how leasing is charged at three points: the first tenancy, a renewal with the same tenant, and a new tenant mid-agreement.
What is usually included, and what may be extra
Commonly included in management:
- tracking rent and following up late payments
- handling tenant requests and coordinating repairs
- owner updates and statements
- renewal reminders
Often charged separately:
- leasing or tenant-finding
- Ejari registration and renewal handling
- move-in and move-out inspections
- renewal negotiation and new contracts
- a markup or handling charge on contractor invoices
- Rental Dispute Centre cases and legal support
- handover and snagging
Official fees — Ejari, DEWA, permits, Rental Dispute Centre filing — are third-party costs, usually passed through at cost. Check current official fees with the relevant authority.
How to compare quotes
1. List every service you need for the next year. 2. Ask each manager to price that list, not their standard package. 3. Check minimum fees, notice periods and exit terms in the agreement. 4. Ask who receives rent and whether the firm's licence covers leasing and management of property. 5. Be cautious of headline guarantees on rent or occupancy — the market does not guarantee either.
How our fees work
We send a written proposal after reviewing your property and the services you want. It lists each service, whether it is included or extra, how third-party costs are handled and the notice terms. Nothing is charged until you accept. Start with our landlord services overview or request a proposal through list your property.
Questions people ask
What is a typical property management fee in Dubai?
Fees vary by firm, property and scope, and published figures go out of date quickly. Compare written quotes for the same list of services rather than headline rates.
Is a lower percentage always cheaper?
No. A low headline rate with many extras can cost more than a higher all-inclusive fee. Add up the full year's likely charges.
Do I pay a fee while the property is vacant?
It depends on the agreement. Percentage-of-rent fees are often charged only when rent is due, while fixed fees may apply throughout. Ask before signing.
Are management fees subject to VAT?
VAT can apply to management and agency services in the UAE. Confirm how it applies to you with the Federal Tax Authority or a tax adviser, and check whether each quote shows fees before or after VAT.
