Apartments for rent in Dubai
Most Dubai tenants rent apartments, from studios to large family units. Before you commit, compare total cost, not just rent. That means cooling, DEWA, parking and the cheque schedule. Check the rent against the RERA rental index, register the contract on Ejari, and inspect the unit with a written condition report before you move in.

Where to look
Waterfront towers in Dubai Marina and JBR suit tenants who want the beach and promenade on their doorstep. City-centre renters look at Downtown Dubai and Business Bay. Jumeirah Lake Towers offers towers close to the Dubai Metro Red Line.
For more space for the rent, many tenants look at community buildings in Jumeirah Village Circle, Al Furjan, Arjan, Motor City and Dubai Silicon Oasis. There you swap the views for a quieter, car-based routine.
Work out the true monthly cost
Rent is only part of it. Ask:
- Cooling. Is the building on district cooling, billed separately, or included in DEWA? Our chiller fees guide explains why this matters in summer.
- DEWA. You will open an account and pay a refundable deposit. See DEWA connection for tenants.
- Parking. Is a bay included, and how many?
- Agency fee and security deposit. Agree both in writing before paying. Our guide to security deposits explains how refunds usually work.
Cheques, contracts and Ejari
Dubai rents are quoted per year. Landlords usually ask for post-dated cheques, from a single cheque to several. Fewer cheques can sometimes secure a lower rent. Our rent cheques guide covers the trade-offs.
The tenancy contract must be registered on Ejari. You need it for DEWA, residence-related services and any dispute. See Ejari registration for tenants.
On renewal, any increase must follow the RERA rental index. A landlord who wants to change terms must give at least 90 days' notice before the contract expires. Check your position with our rent increase calculator.
What to inspect before you sign
Run the taps and AC, open every window and door, check for damp around bathrooms, and test appliances if the unit is furnished. Photograph everything. Ask for a written condition report at move-in. Compare it against the move-out report so that disputes over the deposit are about facts, not memory. Our moving-in checklist lists the rest.
Who apartments suit
Apartments suit tenants who want shared facilities, security and low upkeep. That covers single professionals, couples and families who prefer building amenities to a garden. If you need more outdoor space, compare villas for rent and townhouses for rent. For the full sequence from search to keys, read how to rent in Dubai.
Questions people ask
How many cheques do Dubai landlords accept?
It varies by landlord and building. Some ask for a single cheque, others accept several. Fewer cheques can sometimes secure a lower rent. Agree the schedule before the contract is drafted.
Is chiller included in apartment rent?
Sometimes, but not usually in district-cooled buildings, where the tenant pays the cooling provider directly. Ask for this to be stated in the listing or the contract.
Can my landlord increase the rent at renewal?
Only within the RERA rental index rules, and the landlord must give at least 90 days' notice before expiry to change terms. If your rent is up to 10% below the index average, no increase is allowed.
Do I need Ejari for an apartment rental?
Yes. The tenancy contract should be registered on Ejari. You will need it for utilities and residence services, and to bring any case before the Rental Dispute Centre.
