Palm Jumeirah
Palm Jumeirah is Dubai's palm-shaped man-made island, with beachfront villas on the fronds, apartment buildings along the trunk and resort hotels on the outer crescent. It suits high-net-worth buyers, families wanting private beach access and second-home owners. Island access routes, premium running costs and holiday-home activity are the main trade-offs.

Character and layout
Palm Jumeirah has three distinct parts. The trunk runs out from the mainland and holds most apartment buildings, retail and some hotels. The fronds branch off the trunk and are lined with villas, many with their own beach. The crescent wraps around the outside and is mostly resort hotels.
Daily life depends heavily on which part you live in. Trunk residents have shops and cafés on hand; frond residents get privacy and beach, with fewer amenities within walking distance.
Property types and buildings
On the trunk you will find mid- and high-rise apartment buildings, including the Shoreline Apartments and the Golden Mile buildings. On the fronds, the Garden Homes and other villa types sit directly on the water. Branded residences and penthouses round out the top end.
Older buildings and villas can need significant upgrading. Check AC systems, waterproofing and any alterations against approved plans.
How do you get around?
Most residents drive. The island connects to Sheikh Zayed Road via the main trunk road, and an undersea tunnel links the crescent back to the trunk. Traffic on and off the island can build at peak times and when hotels are busy.
The Palm Monorail runs along the trunk and is more useful for visitors than daily commuting. Dubai Marina and the Metro Red Line are a short drive away.
What everyday amenities are nearby?
Supermarkets, pharmacies, gyms and restaurants are concentrated on the trunk, with hotel restaurants and beach clubs on the crescent. Frond villas usually rely on the car for errands.
Schools are off-island, in neighbouring districts such as Al Sufouh and Dubai Marina's surrounds, so factor the school run into your choice of frond or building.
What should you weigh before you commit?
- Holiday homes. Some buildings have many short-term lets, which affects security, lift use and noise. Each needs a DET permit; see our guide to holiday home permits.
- Running costs. Service charges and maintenance of sea-facing property are typically above average. Confirm figures through Mollak and the community manager.
- Salt and humidity. Sea air is hard on metalwork, AC units and glazing. Budget for upkeep.
- Access. Ask about visitor parking and access arrangements for each frond or building.
How does it compare with neighbouring communities?
Dubai Marina offers busier, more walkable apartment living at a lower entry point. Dubai Harbour is a newer waterfront district of towers close by. Emirates Hills suits buyers who want a large villa on a golf course rather than on a beach.

Questions people ask
Is Palm Jumeirah good for families?
Frond villas with private beaches suit many families well. Apartment living on the trunk also works, especially for younger children. The main compromise is that schools are off the island, so daily driving is part of life.
Can foreigners buy property on Palm Jumeirah?
Yes. Palm Jumeirah is a freehold area. Foreign buyers can own villas and apartments, paying the DLD transfer fee of 4% plus registration fees that you should confirm with DLD.
Do all Palm villas have a private beach?
Many frond villas have direct beach frontage, but it depends on the villa type and position. Confirm the plot layout and any shared access on the title and community documents before you offer.
Is the Palm Monorail useful for residents?
It runs along the trunk and connects to the mainland, but most residents treat it as a convenience rather than a commuting tool. Plan on using a car for daily life.
What should I inspect in an older Palm villa?
Look closely at AC, waterproofing, pool equipment, corrosion on metal fixtures and any unapproved extensions. A professional snagging or condition survey is worth the cost on a property of this value.
