Marketing a vacant unit properly
Every property advert in Dubai needs a DLD/RERA advertising permit (Trakheesi), and adverts have carried the Madmoun QR code since April 2023 so the public can verify them. We prepare accurate descriptions and photos and advertise only with a valid permit. Accurate listings attract tenants who already know what they are viewing, which saves time for everyone.
Vacancy control starts before a unit is empty. For tenanted properties we confirm the tenant's intentions early, so marketing can begin as soon as you know the unit will be free.
How screening works
1. Application. Applicants submit passport, visa or Emirates ID details and proof of employment or business ownership. 2. Identity and residency check. We confirm documents are consistent and current. 3. Affordability. We look at whether the rent and proposed cheque schedule are realistic for the applicant. 4. References. Where available, we ask a previous landlord or agent about payment history and how the property was left. 5. Occupancy. We confirm who will live there. Undeclared sharing can breach building rules and the law on shared housing. 6. Shortlist. You receive a short written summary of each suitable applicant and decide.
We treat applicants' documents confidentially and use them only for the tenancy. Our tenant screening guide covers checks you can run yourself.
From offer to move-in
Once you accept an applicant we agree the rent, the number of cheques, the deposit and any special terms. We prepare the tenancy contract and any addendum (see our addendum guide), coordinate Ejari registration, and book a move-in inspection so the unit's condition is recorded before keys change hands.
Managing the relationship during the tenancy
Tenants contact us rather than you. We log requests, sort genuine repairs from tenant responsibilities under the contract, and deal with neighbour or building complaints. When a tenant breaches the contract — late payment, unapproved alterations, subletting — we document it and set out your options. Serious disputes go to the Rental Dispute Centre, and we help you prepare the paperwork.
What you provide and what you receive
You provide: your rent expectations, the terms you will accept, and your preferences on pets, furnishing and company leases.
You receive: a marketing update while the unit is vacant, a screened shortlist, a copy of the signed contract and Ejari certificate, the move-in report, and a running log of tenant requests and how each was resolved.
Questions people ask
Can I meet the tenant before approving them?
Yes, if you are in Dubai and want to. Many owners are happy with our written summary, but the choice is always yours.
Can you check a tenant's credit history?
We use the documents and references applicants provide. Where an applicant consents to a further check through an available service, we can include it. No check predicts behaviour with certainty.
Is a company lease safer than an individual tenant?
Not automatically. A company lease shifts some practical risks, but you still need to confirm who will live in the unit and who signs. See our guide to company leases.
What happens if a tenant wants to leave early?
That depends on the early-termination clause in the contract. We check the contract, explain your position and, if you agree, start marketing the unit straight away.
