Offices for rent in Dubai
Offices for rent in Dubai range from small fitted units to full floors in shell-and-core condition. First confirm that the premises fall within your licensing authority's jurisdiction, mainland or a specific free zone. Then compare fit-out status, service-related costs and lease terms. The lease is usually registered through commercial Ejari to support your trade licence.

Where are Dubai's main office districts?
Business Bay has a deep supply of mainland office towers. Jumeirah Lake Towers serves companies in its free zone. Barsha Heights offers offices along Sheikh Zayed Road. Dubai Silicon Oasis and Dubai South host business parks under their own authorities. DIFC runs its own framework for firms licensed there.
Does the office match your trade licence?
Your licensing authority sets where you may operate. A mainland company generally needs mainland premises with a registered lease. A free-zone company generally needs space in its own free zone. Confirm the premises requirements for your activity before signing. Some activities need a minimum space or a particular kind of unit. Our guide to commercial Ejari explains how the lease links to the licence.
Fit-out and handover
Fitted offices let you move in quickly. Shell-and-core units need design, building-management approval, authority permits and contractors. Negotiate a rent-free fit-out period, and agree in writing what condition you must hand back at the end. Reinstatement can be a large cost if it is not addressed upfront.
What costs should you compare?
Compare the full occupancy cost: rent, any separately billed cooling, DEWA, parking, and whether service charges are included in the rent. VAT generally applies to commercial rent. Confirm the treatment with a tax adviser. Ask about payment terms. Commercial landlords may accept quarterly cheques. Settle security deposit amounts before you sign.
Which lease terms are worth negotiating?
- Length of term and any break options
- Renewal terms and notice periods
- Fit-out period and reinstatement obligations
- Permitted use and signage
- Assignment or sub-letting rights if your business changes

Questions people ask
Can I use any office for my trade licence?
No. The premises must be within your licensing authority's jurisdiction and suit your licensed activity. Check with the authority before you sign.
Is VAT charged on office rent in Dubai?
Commercial rent is generally subject to VAT, unlike most residential rent. Confirm how it applies to your lease with a UAE tax adviser.
What is a shell-and-core office?
A unit handed over without internal fit-out. You design and build the interior with approvals, so allow time and budget for it, and negotiate a rent-free period.
How long are office leases in Dubai?
Annual terms are common, but longer leases are often negotiated, especially when the tenant pays for a significant fit-out. Agree renewal and break terms upfront.
