Maintenance, utilities and pets

Renting a house means agreeing who does what. Put it in a tenancy addendum:

• AC. Who services the units and who pays for repairs and replacements.
• Garden and irrigation. Routine care is commonly the tenant's; repairs to the system are commonly the landlord's.
• Water heaters, pest control and plumbing. Spell out each.

Most houses here are cooled through DEWA electricity, so summer bills are higher than in an apartment; ask for recent bills. Your DEWA bill also carries Dubai Municipality's housing fee of 5% of the annual rent. Pets need the landlord's written consent and must follow community rules.

For a DAMAC Hills 2 family rent, check the house as an owner would: run every AC unit, look for damp on ceilings and around windows, test the water pressure and hot water, and look for standing water in the garden.
