Keep dated reports and invoices for every visit

Why a calendar beats reacting to breakdowns

Most expensive repairs in Dubai homes start as small, predictable problems: a blocked AC drain that leaks through a ceiling, a tired water heater, a cracked seal around a shower. Planned maintenance catches them early, costs less, and keeps tenants happier. It also gives you a record that helps at renewal, at sale and in any dispute.

The plan below follows Dubai's seasons. Adjust it to your property type and building; apartment owners handle the inside of the unit while the owners association maintains common areas through service charges.

Late winter and spring: prepare for the heat

  • Full AC service: clean coils and filters, flush drain lines, check gas pressure on split units, and test thermostats.
  • For district-cooled apartments, check fan coil units and valves; see chiller fees explained.
  • Inspect window and door seals that keep cool air in.
  • Check water heaters and replace anodes or elements that are failing.
  • Villa owners: review pool equipment and shade structures before summer use.

Booking early matters. Contractors are busiest once temperatures rise, and an AC failure in midsummer is both urgent and costly.

Summer: monitor and respond

Summer is about keeping systems running. Change or clean AC filters more often during heavy use, watch for condensation leaks, and respond to tenant reports quickly. If the property is empty, arrange periodic checks so a leak or AC fault is not discovered weeks later. Many owners leave cooling on at a moderate setting in vacant homes to limit humidity and mould; agree this with your property manager.

Overseas owners often rely on a manager during these months. Our maintenance coordination service handles call-outs and approvals.

Autumn: catch up and get ready for rain

  • Clear roof drains, balcony drains and garden gullies before the rainy spells that can arrive in the cooler season.
  • Inspect waterproofing on roofs, terraces and wet areas.
  • Re-seal grout and silicone in bathrooms and kitchens.
  • Arrange general pest control, and treat for termites in villas where advised.
  • Service garden irrigation and replace failed drippers.

This is also a good moment to review insurance; see home insurance in Dubai.

Winter: bigger jobs

The cooler months are the best time for work that is uncomfortable or slow in summer: repainting, replacing flooring, landscaping, façade cleaning on villas and minor refurbishment. If the property is between tenants, plan works into the vacant period and schedule a move-in inspection when they are finished; our move-in and move-out inspections page explains how we record condition.

Who does what, and keeping records

Your tenancy contract should say who handles minor maintenance. Commonly the landlord covers major repairs and system failures, while tenants handle day-to-day upkeep and damage they cause; read landlord maintenance obligations for the detail and confirm current rules with RERA. Put any agreed split in a tenancy contract addendum.

Keep every report, photo and invoice in one place. An annual maintenance contract with a reputable company can simplify this, but read what it excludes. When you sell, a clean maintenance history helps buyers and valuers trust the property's condition.

Questions people ask

How often should AC be serviced in Dubai?

At least once a year before summer, with filter cleaning more often during heavy use. Your contractor may recommend more frequent visits for older systems or villas.

Who pays for maintenance, landlord or tenant?

It depends on the tenancy contract. Commonly the landlord covers major repairs and the tenant handles minor upkeep. Put the agreed split in writing and confirm current rules with RERA.

Is an annual maintenance contract worth it?

For many owners, yes, especially villas and overseas landlords. Compare what is included, response times and exclusions before signing.

When is the best time to renovate in Dubai?

The cooler months are most practical for contractors, and a vacant period between tenants avoids disruption.

What should I do with a vacant property in summer?

Arrange regular checks for leaks and AC faults, and agree a sensible cooling setting with your manager to limit humidity.
