The Lakes

The Lakes is a mature villa community in Emirates Living where clusters of family homes are arranged around landscaped lakes and green spaces. It offers a quiet, suburban lifestyle with good road access to the Marina side of Dubai. It suits families and long-term residents; buyers should focus on the individual villa's condition and outlook, which vary considerably.

Character and layout

The Lakes takes its name from the water features that run through it. Homes sit in separate clusters, each with its own internal roads, and many back on to lakes, canals or shared green space. The planting is mature, which gives the area shade and privacy that newer communities take years to achieve.

It is a residential place first. There is little through-traffic within the clusters and no high-rise buildings, so it stays calm throughout the day. Walking paths around the water are popular with residents in the cooler months.

Homes in The Lakes

The community offers a range of villa types, from more compact family homes to larger detached villas. Some clusters are more townhouse-like, with homes closer together; others have bigger plots and more garden.

Because the homes are not new, condition depends on how each owner has looked after the property. When viewing, check:

  • the age of air-conditioning units and water heaters
  • signs of damp or water ingress, especially near the lakes
  • garden and pool condition, and who maintains them
  • whether any extensions have the necessary approvals

The property viewing checklist is a good starting point, and a professional inspection is worth the cost.

Who does it suit?

The Lakes suits families who want a garden and a quieter setting, couples who want space without moving far from the Marina side of the city, and owner-occupiers planning to stay for several years.

It is less suitable for anyone who wants to live without a car or who prefers a new-build home with a developer warranty. Tenants should be clear about who handles garden and pool upkeep before signing, and confirm it in the tenancy contract or an addendum.

Getting around and amenities

The Lakes connects easily to Sheikh Zayed Road, and Dubai Marina, Jumeirah Lake Towers and Al Barsha are within reach for shopping, restaurants and the Dubai Metro Red Line. Day-to-day needs are covered by neighbourhood retail centres in Emirates Living with supermarkets, pharmacies and cafés.

There are schools and nurseries in the wider area, and most families drive for the school run. Check access routes at peak times, since exits from the wider community can queue in the mornings.

Trade-offs to consider

  • Older homes: charm and mature gardens come with maintenance. Budget for upkeep, and ask for recent maintenance records.
  • Car dependence: few homes are a comfortable walk from shops.
  • Variation between clusters: a home on a quiet lake edge and one beside an access road are very different to live in. Visit at different times of day.
  • Service charges: ask for the current figure and check it through Mollak rather than relying on old invoices.

How The Lakes compares with neighbours

  • The Meadows has a similar feel with generally larger detached villas.
  • The Springs is the more affordable entry point into Emirates Living, mostly townhouses with smaller gardens.
  • The Greens is the apartment alternative nearby, for those who want the same location without a villa.

If you are undecided, our apartment vs villa comparison sets out the practical differences.

Questions people ask

Is The Lakes a good place to live in Dubai?

For families who want a quiet, green villa community close to the Marina side of the city, it is a strong option. The trade-offs are older stock and the need for a car. Judge each villa individually.

What is the difference between The Lakes and The Meadows?

Both are mature Emirates Living villa communities with lakes and landscaping. The Meadows is generally associated with larger detached villas, while The Lakes has a broader range of home sizes. The specific cluster and plot often matter more than the community name.

Do villas in The Lakes come with pools?

Some do and some do not; it depends on the villa type and whether the owner has added one. Confirm what is included, and who maintains it, before you agree terms.

Is The Lakes pet-friendly?

Villa communities with gardens tend to suit pet owners, but rules depend on the landlord and community regulations. See our guide to pet-friendly communities and get landlord consent in writing.
