What is for sale in The Springs
The Springs is made up of townhouses and smaller villas in numbered sub-communities around lakes and green spaces. The house types repeat across the community, which makes comparison easier.
The community was developed by Emaar and is fully established, so almost everything is resale. Many homes have been upgraded or extended.
Who buys here
Families buy for the established setting, lakes and schools within the wider area. Investors buy for long-term family tenants.
Our The Springs area guide covers community life. Neighbouring The Meadows and The Lakes offer larger homes.
What to check before you buy
- Condition: older homes may need AC, plumbing, roofing or waterproofing work. Commission a survey.
- Extensions: confirm approvals; unapproved works can delay the NOC.
- Plot: lake-facing, park-facing and inner plots differ.
- Service charges: get the current figure from Mollak.
- Layout changes: compare with original plans.
- Title deed: confirm ownership and any mortgage.
Resale or off-plan in The Springs
The Springs is resale only. For new villas with payment plans, buyers look at newer communities such as Arabian Ranches phases or Dubai Hills Estate.
Comparing house types and upgrades
Because The Springs repeats a limited set of house designs, comparing listings is easier than in many communities. The real differences come from plot position, condition and the quality of upgrades. Two identical house types can be very different homes once kitchens, flooring, gardens and air-conditioning have been replaced, or not.
Ask the seller for a list of works carried out, with dates if they have them, and any approvals from the community. Look closely at the quality of finishing on extensions and conservatories, and check for damp around windows and roofs. Where the home has been heavily upgraded, a survey still matters: good-looking finishes can hide poorer work underneath. A careful inspection gives you a fair basis for negotiation.
How the purchase works
Resale: Form F, deposit, NOC and DLD transfer. Allow for the 4% DLD transfer fee and the costs in our buying costs guide, plus a survey. See how to buy property in Dubai for each step, or compare with The Springs rentals.
