International City
International City is a large, low-rise apartment community on the eastern side of Dubai, laid out in country-themed clusters next to Dragon Mart. It suits budget-conscious tenants, singles, couples and yield-focused investors. The trade-offs are older buildings, variable maintenance, limited public transport and a busier, denser atmosphere than suburban communities.

Character and layout
International City is divided into clusters inspired by different countries, including China, England, France, Greece, Italy, Morocco, Persia, Russia and Spain. Each cluster has its own architectural theme, with low-rise buildings around courtyards and shops at ground level.
It is busy, dense and practical. Residents come from many nationalities, and the community has a strong local commercial life.
The clusters are large and connected by a network of internal roads, so it pays to know which one you are viewing and where it sits relative to the exits, Dragon Mart and the main bus stops. Some clusters feel more residential, others more commercial.
Property types
Most homes are studios and one-bedroom apartments in low-rise buildings, with some larger units. Buildings are older than in many newer communities, and maintenance varies a great deal.
Inspect carefully, especially AC, plumbing, pest control and common areas.
Who does it suit?
International City suits singles and couples on a budget, workers in nearby commercial areas, and investors focused on rental demand.
It suits people less well if they want a quiet, spacious, premium environment or need metro access.
How do you get around?
The community sits on the eastern side of the city near Sheikh Mohammed bin Zayed Road and the Dubai–Al Ain Road. There is no metro; buses and taxis serve the area, but most residents with cars find driving easier.
Internal traffic and parking can be challenging at busy times.
What everyday amenities are nearby?
Supermarkets, restaurants, pharmacies and everyday shops are found throughout the clusters. Dragon Mart, a large trading and retail complex, sits next door. Schools are in the wider area. Larger malls are a drive away.
Day-to-day life
Daily life is lively and affordable. Many residents walk to local shops and restaurants, and there is a strong sense of community within clusters.
Density brings trade-offs: parking pressure, noise and uneven upkeep. Choose your cluster and building carefully.
Food is a highlight. Small restaurants serving cuisines from around the world line the clusters, and many residents rarely need to leave the community for everyday needs. Investors should know that tenant turnover can be higher than in family communities, so management matters.

How does it compare with neighbouring communities?
