Properties for Sale in Downtown Dubai

Downtown Dubai is a freehold district of apartments and penthouses around Burj Khalifa and The Dubai Mall, with a few low-rise residences. Most stock is ready resale, with occasional newer launches. Buyers should focus on the precise view, the building's service charge on Mollak, hotel-branded rules where they apply, and the developer NOC before transfer.

What is for sale in Downtown Dubai

Listings are mostly apartments, from compact units to large penthouses, with a separate segment of branded or serviced residences linked to hotel operators. A handful of low-rise buildings near the Old Town area offer a quieter setting. Villas are essentially absent.

The district was master-planned by Emaar, and most of the ready stock is resale. Newer towers do appear, but buyers usually choose between established buildings with known running costs.

Who buys here

Downtown attracts a broad mix. Overseas buyers often want a recognisable address with views of Burj Khalifa or the fountain. Investors look at short-term and long-term letting demand from visitors and professionals. End-users like being able to walk to The Dubai Mall and reach the Dubai Metro Red Line.

If you want a quieter home, look at lower-rise blocks away from the boulevard. The Downtown Dubai area guide describes the different pockets in more detail.

What to check before you buy

  • View line: "Burj view" can mean anything from a full frontal outlook to a partial glimpse. Visit at different times and ask what could be built in front.
  • Service charges: serviced and branded residences often carry higher running costs. Get the current figure for the building from Mollak.
  • Operator rules: some residences restrict how you let or furnish the unit. Read the hotel or rental pool terms before buying.
  • Event noise: units facing the boulevard or fountain can be lively on major nights.
  • Parking and access: confirm allocated bays and visitor parking arrangements.
  • Paperwork: check the title deed, and allow time for the developer NOC on resale.

Resale or off-plan in Downtown

Resale lets you stand in the actual room and confirm the view, which matters more here than almost anywhere else in Dubai. It also gives you a real service-charge history. Off-plan launches can offer staged payments, but the final view and finish are harder to judge, so run the usual off-plan due diligence and confirm the escrow account on Dubai REST.

Many buyers also weigh Business Bay next door, which often offers more space for the budget, or Dubai Creek Harbour.

How the purchase works

Agree terms, sign Form F, pay the deposit, obtain the NOC, then transfer at a trustee office or via the developer for off-plan. Allow for the 4% DLD transfer fee and other costs listed in our Dubai property buying costs guide. For the full sequence, read how to buy property in Dubai. Not ready to buy? Questions people ask

Is Downtown Dubai freehold?

Yes. Downtown Dubai is a freehold area where foreign nationals can own property outright and register it with the Dubai Land Department.

Is a fountain or Burj view worth paying more for?

Many buyers think so, and these units are usually easier to let to visitors. But the premium varies by building and floor, so compare recent DLD transactions for similar units with and without the view.

Can I put a Downtown apartment into holiday-home use?

Possibly. You need a holiday-home permit from Dubai's Department of Economy and Tourism, and some buildings or operators have their own restrictions. Check both before you rely on short-term income.

What are the main risks of buying in Downtown?

Paying too much for a view that is partly blocked, underestimating service charges in amenity-heavy towers, and missing restrictions in branded-residence agreements. A careful viewing and document check covers most of these.
