City Walk
City Walk is a pedestrian-friendly district by Meraas in the Al Wasl area, close to Downtown Dubai. It mixes low- and mid-rise apartment buildings with shopping streets, restaurants, cafés and leisure venues. It suits professionals and couples who want a walkable, urban lifestyle without living in a tower district; the trade-off is busy evenings and limited parking for visitors.

What City Walk is like
City Walk was developed by Meraas as an outdoor shopping and leisure district with homes above and around it. Wide pedestrian streets, landscaped squares and shaded walkways link shops, restaurants, cafés and entertainment venues.
The atmosphere is urban but relaxed. Daytimes are steady, evenings and weekends bring more visitors, and the district feels more like a European city quarter than a typical Dubai tower cluster.
Homes in City Walk
Most homes are apartments in low- and mid-rise residential buildings, many finished to a premium standard. There are also some larger homes in particular phases. Units vary in outlook, from views over the streets to quieter internal courtyards.
Before committing, check:
- noise from restaurants, events and late-night traffic
- parking allocation and how visitors park
- the service-charge budget through Mollak, as buildings with extensive amenities tend to cost more
- how cooling is supplied and billed; our chiller fees guide explains the options
Who City Walk suits
City Walk suits professionals working in Downtown, DIFC or Business Bay, couples who want to walk to dinner, and downsizers trading a villa for convenience. It also suits people who prefer a low-rise building to a high tower.
It is less suited to those who want a garden, a beach on the doorstep or complete quiet at night. Families can live here comfortably in larger apartments, but most will drive for school runs and outdoor space.
How do you get around?
City Walk sits in the Al Wasl area, between the coast and Sheikh Zayed Road, close to Downtown Dubai and DIFC. Driving to the central business districts is usually straightforward outside peak hours, and taxis are easy to find.
The Dubai Metro Red Line runs along Sheikh Zayed Road nearby; most residents reach it by taxi rather than on foot.
What everyday amenities are nearby?
Daily needs are well covered: supermarkets, pharmacies, cafés, gyms and restaurants are within the district. The Dubai Mall and the beaches of Jumeirah are a short drive away.
There are schools and nurseries within the wider Al Wasl and Jumeirah area, as well as clinics and healthcare facilities. Parks and open squares in City Walk give some outdoor space, though not on the scale of a villa community.
How City Walk compares
- Downtown Dubai offers high-rise living around Burj Khalifa and The Dubai Mall, with more tourist traffic.
- DIFC suits those who want to live where they work, in a business district with fine dining.
- La Mer brings a similar Meraas lifestyle to the beachfront.
Renters should read how to rent in Dubai before viewing, and owners can use apartment management if they plan to let.
