Character and layout

Jumeirah Village Triangle sits beside Jumeirah Village Circle, and the two are often mentioned together. JVT is organised into districts, with clusters of villas and townhouses in the middle and apartment buildings mainly on the outer edges.

The result is a quieter, more suburban feel than JVC. Streets in the villa districts are calm and family-oriented, while the apartment edges are busier. New buildings continue to appear, so some parts of the community are still changing.

Homes in JVT

JVT offers a broad mix:

  • villas and townhouses in clusters, often with gardens
  • low- and mid-rise apartment buildings from a range of developers
  • some newer projects still under construction

Quality differs between buildings and clusters. For apartments, compare common areas, maintenance and the service-charge budget through Mollak. For villas, check the age of systems, any extensions and garden condition. If buying off-plan, verify the project on the Dubai REST app; our first-time buyer guide covers the basics.

Who JVT suits

JVT suits families who want a villa or townhouse at a more accessible level than prime communities, and apartment buyers or tenants who want a quieter setting than JVC. It also works for people commuting towards Dubai Marina, Al Barsha or the south-west of the city.

It suits people less well if they want to rely on the metro or walk to a wide range of shops and cafés.

How do you get around?

JVT has access to Al Khail Road and Sheikh Mohammed bin Zayed Road, which link to most parts of the city. There is no metro station within the community, so residents drive or use taxis and buses.

Peak-hour traffic at the community exits can be heavy, particularly where apartment buildings on the edges feed into the same roads. Check your route at the times you will travel, and ask how many parking spaces come with the home, as visitor parking near the apartment buildings can be tight.

What everyday amenities are nearby?

Supermarkets, cafés, pharmacies and everyday services are available within JVT and in neighbouring JVC. Parks are spread through the districts, giving families outdoor space close to home.

There are schools and nurseries within the wider area. Larger shopping trips usually mean a drive to Mall of the Emirates or other regional malls.
