Arabian Ranches 3
Arabian Ranches 3 is the newest phase of the Ranches brand, a master-planned community of modern townhouses and villas that is still being built out. It suits families and buyers who want a brand-new home and are happy to grow with the community. Ongoing construction, amenities still arriving and a car-led commute are the main trade-offs.

Character and layout
Arabian Ranches 3 is a newer chapter for the Ranches name. Homes are arranged in sub-communities around parks, pools and walking paths, with a contemporary, clean-lined design. Some parts are lived in; others are still under construction.
Expect a young, growing community. Neighbours are often recent movers, landscaping is still maturing and retail is arriving in stages.
Property types
Townhouses form a large share of the stock, with some villa options. Layouts tend to be modern and open-plan, with smaller gardens than in older Ranches communities.
Buyers can choose between ready homes on the resale market and off-plan units in later phases. Each route has its own checks. Read our off-plan due diligence checklist before committing to an unfinished home.
Who does it suit?
AR3 suits families who want a new home without the maintenance worries of an older villa, buyers using a developer payment plan and owners happy to invest early in a growing community.
It suits people less well if they need fully established amenities now or want a quiet street without construction traffic.
How do you get around?
The community is in the same broad inland area as the earlier Ranches phases, with access to Dubai's main north–south and east–west routes, including Emirates Road. A car is essential and there is no metro.
Ask about current road access and any planned junction improvements, as these can change as the community grows.
What everyday amenities are nearby?
Retail and community facilities are being delivered in stages. In the meantime, residents use shops and services in the nearby Ranches communities and neighbouring districts. Schools are in the wider area; families should confirm places early.
Day-to-day life
Living in a young community has its own rhythm. Neighbours are often new to the area at the same time, which makes it easier to connect. Residents' groups share updates on facilities as they open, and the parks and pools become social hubs.
There are also small frustrations: delivery drivers who cannot find new addresses, construction vehicles on some roads and shops that are not yet open. Most residents accept these as part of moving into a new development, but it is worth knowing before you commit.
What should you weigh before you commit?
- Handover quality. Arrange a professional inspection; see our snagging checklist.
- Off-plan risk. Check the project and developer on the Dubai REST app, and confirm payments go into the project escrow account.
- Construction nuisance. Ask what is being built near your plot and when.
- Service charges. Confirm current figures via Mollak once the community is registered.
How does it compare with neighbouring communities?
The original Arabian Ranches offers mature landscaping and larger older villas. Arabian Ranches 2 sits between the two, newer than AR1 but more settled than AR3. The Valley is another newer townhouse community further out.

Questions people ask
Is Arabian Ranches 3 finished?
Parts of the community are complete and lived in, while other phases are still under construction. Check the status of the specific phase with the developer and on the Dubai REST app.
Is Arabian Ranches 3 good for families?
It is designed for families, with parks, pools and play areas. Because amenities are still arriving, families should check what is open now and plan for school runs outside the community.
Should I buy off-plan or ready in AR3?
Ready homes let you inspect and move in immediately. Off-plan homes can offer a payment plan but carry construction and timing risk. Compare both against your budget and timeline.
What should I check at handover?
Inspect finishes, plumbing, electrics, AC, waterproofing and doors and windows. Record defects in writing and follow up with the developer under the defect liability period.
How do I verify an AR3 off-plan project?
Use the Dubai REST app to check the project registration and developer details, and confirm your payments are made to the project escrow account.
