Mortgage vs cash purchase in Dubai
Should you buy Dubai property with a mortgage or cash? Compare cost, speed, risk, flexibility and negotiating power, with illustrative worked logic.
- Cash
- Faster, simpler, no interest, stronger negotiating position
- Mortgage
- Keeps capital free, but adds interest, fees and lender conditions
- Both
- Pay the 4% DLD transfer fee and standard buying costs
- Main trade-off
- Simplicity and certainty versus liquidity and leverage
What is the core trade-off?
Paying cash for a Dubai property removes interest, lender conditions and bank valuation risk, and it usually makes the transaction faster. Borrowing keeps your capital available for other uses, lets you diversify, and can make a larger purchase possible. Neither is right for everyone. The question is what your money does best and how much risk you are comfortable carrying.

What does each route cost?
Every buyer pays the DLD transfer fee of 4% of the purchase price and admin and title-deed fees, plus agency costs. Mortgage buyers also pay bank arrangement and valuation fees, a mortgage registration fee at DLD and, over the term, interest; confirm each with your bank and DLD. Lenders also require you to fund a deposit and the purchase costs from your own money, within Central Bank loan-to-value limits. Our buying costs guide lists the items.
| Factor | Cash purchase | Mortgage |
|---|---|---|
| Speed | Usually faster; no bank approval | Slower; approval and valuation needed |
| Total cost | No interest or bank fees | Interest, bank fees, mortgage registration |
| Liquidity | Capital tied up in the property | Capital kept free for other uses |
| Risk | No debt; full exposure of own capital | Leverage magnifies gains and losses |
| Negotiation | Strong; certainty appeals to sellers | Improved with pre-approval |
| Conditions | Few beyond DLD process | Lender rules, valuation, insurance |
| Flexibility to sell | Simple; no bank release needed | Bank clearance needed on sale |
| Best for | Buyers with ample savings who prefer no debt | Buyers wanting liquidity with steady income |
Speed and negotiating power
Cash buyers can often complete faster because there is no mortgage approval or bank valuation. Sellers value certainty, which can help in negotiation. Mortgage buyers can narrow the gap by securing mortgage pre-approval before making offers, but the bank's valuation may still come in below the agreed price, leaving you to fund the difference.
Worked logic: leverage cuts both ways
Illustrative only: two buyers each have the same savings. One pays cash for a home. The other uses part of the savings as a deposit, borrows the rest and keeps the remainder invested. If the property rises in value, the borrower's gain on their own money is larger; if it falls, their loss on their own money is larger too, and they still owe the bank. Interest is a certain cost; value growth is not.
Test your own case with the mortgage calculator, and stress-test repayments against a rise in interest rates.
Other factors
- Liquidity: a fully paid home is hard to turn back into cash quickly. Keep reserves either way.
- Income stability: a mortgage depends on steady income and residence status.
- Golden Visa: DLD lists a property-value threshold of AED 2 million, and rules on mortgaged property have changed over time; confirm current criteria with DLD and ICP. See Golden Visa through property.
- Source of funds: cash buyers still need to evidence where the money came from.
Mortgage or cash: which suits you?
- Pay cash if you can do so and still keep a healthy reserve, value simplicity and do not need the capital elsewhere.
- Use a mortgage if repayments sit comfortably within your income, you want liquidity, and you have stress-tested higher rates.
- Consider a middle path: a larger deposit and smaller loan reduces interest while keeping some cash free.
Questions people ask
Is it better to pay cash or take a mortgage in Dubai?
It depends on your liquidity, income stability and risk appetite. Cash is simpler and avoids interest; a mortgage keeps capital free but adds cost and lender conditions.
Do cash buyers get a better price in Dubai?
Sellers often value the speed and certainty of a cash buyer, which can help in negotiation. It is not guaranteed, and pre-approved mortgage buyers can also compete well.
Do I still pay the DLD transfer fee if I pay cash?
Yes. The 4% DLD transfer fee and admin fees apply to all buyers. Mortgage buyers pay additional bank and mortgage registration costs.
Can I get a Golden Visa with a mortgaged property?
Rules on mortgaged property have changed over time. Confirm the current criteria on the DLD and ICP pages before relying on a mortgaged purchase for residency.
