Bluewaters Island

Bluewaters Island is a compact man-made island just off Jumeirah Beach Residence, developed by Meraas and home to Ain Dubai. It combines apartments, a small number of townhouses and penthouses, hotels, restaurants and retail. It suits residents who want a walkable, resort-style setting with sea views; the trade-off is visitor footfall and a limited choice of homes.

What Bluewaters Island is like

Bluewaters Island sits just off the coast of Jumeirah Beach Residence and was developed by Meraas. It is compact and pedestrian-friendly, with a promenade around the water, restaurants, retail, hotels and Ain Dubai as its best-known landmark.

The residential part of the island is relatively small, so residents share space with visitors. Daytimes and evenings can be lively, especially at weekends, while early mornings are calm and the sea views are the main draw.

Homes on the island

Most homes are apartments in the island's residential buildings, with a limited number of townhouses and penthouses. Units are generally finished to a premium standard and many have sea or skyline views.

When viewing, check:

  • the view, and whether it faces the sea, Ain Dubai, the JBR skyline or another building
  • noise from restaurants, events and the promenade
  • parking allocation and visitor access
  • service-charge levels, which tend to be higher in buildings with extensive amenities — confirm the current figure via Mollak

Who does it suit?

Bluewaters suits professionals, couples and downsizers who want a walkable lifestyle, sea views and dining on the doorstep. It also suits buyers who like a distinctive address with limited supply.

It suits families less well if they want gardens and quiet streets. Short-term letting may be possible in some buildings, but it requires a holiday-home permit from DET and building rules must allow it; see our holiday home permit guide.

How do you get around?

The island connects to the mainland by road and by a pedestrian bridge to the JBR beachfront. Jumeirah Beach Residence and Dubai Marina are close by, with the Dubai Tram and Dubai Metro Red Line serving the wider area.

Driving off the island can be slow when events or busy weekends bring crowds. Factor this in if you commute at fixed times.

What everyday amenities are nearby?

Restaurants, cafés, a gym, retail and hotels are on the island itself. For a full supermarket shop and larger malls, residents use JBR, Dubai Marina and Dubai Marina Mall.

The beach at JBR is a short walk across the bridge. There are schools and nurseries within the wider area, but families will drive for most school runs.

How Bluewaters compares

  • Jumeirah Beach Residence offers more apartment choice directly on the beach, with a busier, more established feel.
  • Dubai Harbour is a newer waterfront district with high-rise towers and a marina.
  • Dubai Marina has the widest range of apartments and amenities, at a wider spread of price points.

See our Dubai Marina vs JBR comparison if you are also weighing the mainland options.

Questions people ask

Can you live on Bluewaters Island?

Yes. The island includes residential buildings with apartments and a small number of townhouses and penthouses, alongside hotels and retail.

Is Bluewaters Island noisy?

It can be busy in the evenings and at weekends because of restaurants and visitors. Units facing away from the main promenade tend to be quieter, so view at different times.

Who developed Bluewaters Island?

Bluewaters Island was developed by Meraas. Check any resale unit's title and service-charge position through DLD and Mollak.

Is Bluewaters Island suitable for families?

Some families enjoy the walkability and beach access, but there are no private gardens and school runs require a car. Consider how much outdoor space you need.

Can I let my Bluewaters apartment short term?

Only with a DET holiday-home permit and if building rules allow it. Confirm both before buying with that plan in mind.
