Emirates Hills

Emirates Hills is one of Dubai's most exclusive villa communities, made up of large, often custom-built homes on generous plots around a golf course. It offers privacy, security and space close to the Marina side of the city. It suits ultra-high-net-worth buyers and families; due diligence centres on build quality, approvals and running costs.

What Emirates Hills is like

Emirates Hills is a gated villa community laid out around a championship golf course, lakes and landscaped open space. Plots are large and many homes have been designed and built individually by their owners, so architecture ranges from classical to contemporary.

Life here is private and quiet. Streets are lightly used, security is visible, and much of social life happens behind gates or at the golf club. It is one of the addresses most associated with Dubai's prime residential market.

Homes and what buyers must check

Because many homes are bespoke, no two are alike. Some are original developer villas, some have been heavily rebuilt, and some are newly completed mansions. That makes diligence more involved than in a standard community.

Before committing, check:

  • that construction and any extensions were approved by the master developer and relevant authorities
  • the quality of structure, waterproofing, mechanical systems and finishes, using an independent surveyor
  • the cost of running the home: staff, landscaping, pools and cooling
  • title, ownership structure and any mortgage to be discharged — see selling a mortgaged property for how that process works

A professional valuation is especially important where there are few directly comparable homes.

Who does it suit?

Emirates Hills suits buyers who want a substantial private home with a large garden, golf frontage or lake views, and the security of a gated community. It is popular with families, senior executives and investors seeking a long-term trophy asset.

It is less suited to those wanting a lock-up-and-leave lifestyle or a beach on the doorstep. For that trade-off, see our Emirates Hills vs Palm Jumeirah comparison.

How do you get around?

Emirates Hills sits within Emirates Living, with access to Sheikh Zayed Road and the Marina side of the city. Dubai Marina, Jumeirah Lake Towers and Al Barsha are close for dining, retail and services.

Residents drive or use drivers for nearly every trip. The community is designed for privacy rather than walking to amenities.

What everyday amenities are nearby?

Neighbourhood retail centres in Emirates Living cover groceries and daily services, and the golf club provides dining and leisure. Larger malls, hospitals and schools are in surrounding districts; there are schools and nurseries within the wider area.

Many households rely on household staff and service providers, so check rules on staff accommodation and access before buying.

How Emirates Hills compares

  • Palm Jumeirah offers beachfront villas and a resort feel, with more visitors and a busier atmosphere.
  • Jumeirah Islands has large villas on water-surrounded clusters at a different price tier.
  • The Meadows is the neighbouring family villa community with standard developer-built homes.

Owners who will not live in the home full time often appoint villa management to oversee maintenance.

Questions people ask

Why is Emirates Hills so exclusive?

It combines large plots, golf-course and lake settings, a gated layout and a long-established reputation as a prime address. Most homes are individually designed, which limits supply of comparable properties.

Can foreigners buy in Emirates Hills?

Emirates Hills is widely regarded as a freehold community. Always confirm the ownership status of a specific plot with the Dubai Land Department or your conveyancer before signing; our freehold areas guide explains how to check.

What extra checks apply to custom-built homes?

Confirm building approvals and completion certificates, commission an independent structural and MEP survey, and review warranty or contractor records if the home is recent. Ask for running-cost records too.

Does an Emirates Hills villa qualify for a Golden Visa?

DLD lists a property-value threshold of AED 2 million for investor Golden Visas. Criteria, especially for mortgaged property, can change, so confirm on the DLD and ICP pages. See our Golden Visa guide.
