Business Bay
Business Bay is a central mixed-use district of residential, office and hotel towers along the Dubai Water Canal, right next to Downtown Dubai. It suits professionals, couples and investors who want a central apartment, often at a lower entry point than Downtown. Ongoing construction, busy roads and uneven building quality are the main trade-offs.

Character and layout
Business Bay began as a business district and has steadily become a place where people live. Towers line both banks of the Dubai Water Canal, with a waterfront walkway on long stretches of it. Residential, office and hotel towers often stand side by side.
The feel changes block by block. Some streets have a settled neighbourhood mood with cafés and dog-walkers; others are still dominated by office traffic or building sites. Choose your exact location carefully rather than buying into "Business Bay" as a single idea.
Property types and buildings
Apartments make up most of the residential stock, from studios to penthouses, alongside branded and serviced residences. Offices are available to buy and rent too, which is part of the district's appeal to small business owners.
Our building guides cover Executive Towers, Bay Square and Peninsula. Newer towers often have better layouts and amenities; older ones can offer more space for the money. Inspect window seals, AC and lift maintenance in any building.
How do you get around?
Business Bay sits between Sheikh Zayed Road and Al Khail Road, which makes it one of the easiest bases for reaching both the coast and the inland suburbs. The Metro Red Line runs along Sheikh Zayed Road on the district's edge.
Internal roads can be congested at office rush hours, and some junctions change as new roads open. Walkability is improving, particularly along the canal, but summer still means short walks only.
What everyday amenities are nearby?
Supermarkets, pharmacies, gyms and restaurants are spread through tower podiums and small retail clusters. The Dubai Mall in Downtown is close for bigger shopping trips.
Schools are mainly outside the district. Families tend to drive to schools in surrounding areas, so map the school run before choosing a building.
What should you weigh before you commit?
- Construction. Ask what is being built on neighbouring plots and how long views are likely to last.
- Building quality. Standards vary more here than in single-developer communities. Use our property viewing checklist.
- Service charges and chiller. Confirm current figures through Mollak and check whether cooling is billed separately.
- Mixed-use buildings. Shared lobbies with offices or hotels can mean more foot traffic.
How does it compare with neighbouring communities?
Downtown Dubai next door is more polished and more expensive, with the major landmarks on the doorstep. DIFC suits those working in finance who want to walk to work. Meydan, a short way inland, offers more low-rise and villa options.

Questions people ask
Is Business Bay a good place to live?
For many professionals, yes. It is central, close to Downtown, and has a growing choice of restaurants along the canal. The downsides are ongoing construction in places, office traffic and buildings of uneven quality, so the specific tower matters more than the district.
Is Business Bay good for families?
It suits some families, especially those with young children who value a short commute. There is limited garden space, and most schools are outside the district. Families wanting space often look at villa communities further inland.
Can foreigners buy in Business Bay?
Yes. Business Bay is a freehold area. Foreign buyers can own apartments and offices, subject to the usual DLD transfer fee of 4% and registration fees confirmed with DLD.
Is there a metro station near Business Bay?
The Metro Red Line runs along Sheikh Zayed Road on Business Bay's edge. Whether it is convenient depends on how close your tower is and how comfortable you are walking in the heat.
What should I check in a Business Bay building?
Check service charges on Mollak, whether chiller is billed separately, the state of lifts and common areas, parking allocation and any construction planned next door. Ask existing residents about management responsiveness.
