Dubai Harbour
Dubai Harbour is a waterfront district on the coast between Palm Jumeirah and Dubai Marina, built around a marina and high-rise residential towers, including the Emaar Beachfront development. It offers sea views and beach access with quick links to the Marina side of the city. It suits professionals and couples; parts are still being completed, so check each building's status.

Character and layout
Dubai Harbour occupies a stretch of coast between the trunk of Palm Jumeirah and Dubai Marina. It is planned around a large marina for yachts, with residential towers, hotels and leisure space along the water. The best-known residential part is Emaar Beachfront, a group of towers on a strip of land with its own beach for residents.
The district is newer than its neighbours. Some towers are complete and occupied, while others are still under construction, so the area will continue to change. The atmosphere is calmer than JBR, with fewer street-level crowds and more of a private-resort feel.
Homes in Dubai Harbour
Homes are almost all apartments in high-rise towers, from studios and one-bedroom units to large family apartments and penthouses. Many have sea, marina or Palm Jumeirah views, which are the main reason people choose the area.
Points to check:
- which direction the unit faces, and whether a future tower could affect the view
- whether the building is complete, and if not, the project's registration and escrow on the Dubai REST app
- the service-charge budget via Mollak; towers with extensive amenities tend to cost more to run
- parking, and how cooling is supplied and billed

Who does it suit?
Dubai Harbour suits professionals, couples and downsizers who want a beachfront apartment with a newer specification. It also appeals to buyers who like the Marina lifestyle but want a quieter, more contained setting.
It suits families less well if they want gardens or a villa-community feel, although large apartments are available. Investors considering short-term letting must obtain a DET holiday-home permit and check building rules first.
How do you get around?
Dubai Harbour has road access towards Sheikh Zayed Road and sits beside Dubai Marina and the entrance to Palm Jumeirah. The Dubai Tram and Dubai Metro Red Line serve the wider Marina area.
Most residents drive. Access roads can be busy at peak times and during events, so test your daily route before committing.
What everyday amenities are nearby?
Within the towers, residents typically have pools, gyms and beach access. Restaurants and retail are growing as the district completes. For a full supermarket shop and larger malls, residents use Dubai Marina, JBR and Dubai Marina Mall.
There are schools and nurseries within the wider area; families usually drive for the school run.
How Dubai Harbour compares
- Dubai Marina has far more choice of buildings and amenities, but is busier and generally older.
- Jumeirah Beach Residence puts you directly on a public beach with a lively walk, and more visitors.
- Bluewaters Island is a smaller island district with limited stock and a strong leisure focus.
- Palm Jumeirah offers villas and apartments with a more resort-led identity.
