Decision guide
Self-managing vs using a property manager
Should you manage your Dubai rental yourself or hire a property manager? Compare time, cost, compliance, tenant handling and risk, then decide.
- Self-managing
- No management fee, full control, all the work and risk
- Property manager
- Fee-based; handles tenants, rent, renewals and maintenance
- Compliance
- Ejari, rental index rules and notice periods apply either way
- Main trade-off
- Saving the fee versus saving time and reducing mistakes
What management actually involves
Running a Dubai rental means more than collecting cheques. It includes marketing with a valid Trakheesi permit, screening tenants, drafting the contract and addendum, Ejari registration, inspections, rent collection, maintenance, renewals within the rental index rules, and handling disputes. Each step has rules, and mistakes can be costly.
A professional manager handles that cycle for a fee. Our property management page explains what a full service covers.
| Factor | Self-managing | Using a property manager |
|---|---|---|
| Cost | No management fee | Management fee, usually tied to rent |
| Time required | High; ongoing and unpredictable | Low; periodic owner approvals |
| Tenant finding | Owner markets and screens | Manager markets and screens |
| Compliance | Owner tracks Ejari, notices and index rules | Manager handles process; owner still responsible |
| Maintenance | Owner sources and supervises contractors | Manager coordinates within agreed limits |
| Disputes | Owner handles directly | Manager handles early and prepares cases |
| Overseas suitability | Difficult | Well suited |
| Best for | Local owners with time and one simple unit | Overseas owners, portfolios, busy owners |
Compliance and disputes
Both routes must follow the same law: Ejari registration, rent increases under Decree No. 43 of 2013 and the RERA rental index, at least 90 days' notice before expiry to change terms, and 12 months' notarised or registered notice for eviction on sale or own use. If a dispute reaches the Rental Dispute Centre, the filing fee is reported at 3.5% of annual rent, with a minimum of AED 500 and a maximum of AED 20,000; check the current fee. A manager who knows the process can often resolve issues before they get there. See tenant screening in Dubai.
Overseas owners
Living abroad makes self-management much harder: time zones, contractor access, inspections and urgent repairs all need someone on the ground. Many overseas landlords use management for overseas landlords; our guide to managing a Dubai rental from abroad covers the alternatives.
Choosing a manager well
If you hire, check the company's RERA licence, ask exactly which tasks are included, how maintenance is approved and invoiced, how rent is passed to you and how often you get statements. Avoid open-ended maintenance authority without limits. Make sure the contract lets you leave on reasonable notice.
Self-managing or using a property manager: which should you choose?
- Self-manage if you live in Dubai, have time, know the rules and own one straightforward property.
- Use a property manager if you live abroad, own several units, have a villa with more maintenance, or simply value your time.
- Hybrid option: some owners self-manage but use a professional for tenant finding, Ejari or inspections only.
Questions people ask
Is a property manager worth it in Dubai?
For overseas owners, busy professionals and multi-unit portfolios, often yes. For a local owner with time and one simple apartment, self-managing can work well. Compare the fee against your time and risk.
What does a property manager do in Dubai?
Typically marketing, tenant screening, contracts, Ejari, rent collection, maintenance coordination, inspections and renewals. Always confirm the exact scope in writing.
Am I still responsible if I use a property manager?
Yes. As owner and landlord you remain legally responsible. A good manager reduces the chance of mistakes, but choose a RERA-licensed company and review statements.
Can I use a manager only for part of the work?
Many managers offer tenant-finding or Ejari-only services. A hybrid approach suits owners who want help with specific tasks but prefer to handle the rest.
