The Valley
The Valley is a newer Emaar community on the Dubai–Al Ain Road, made up mainly of townhouses and villas arranged around parks and family amenities. It offers modern homes at a gentler entry point than established villa communities closer to the city. It suits families and first-time villa buyers who accept longer drives in exchange for space.

Character and layout
The Valley is an Emaar community on the Dubai–Al Ain Road, planned as a family neighbourhood of townhouses and villas around parks, play areas and sports facilities. It is newer than most villa communities closer to the city, and phases are being added over time.
The feel is open and modern. Streets are designed for families, with green spaces between clusters. Because it sits on the inland edge of Dubai, the surroundings are quieter and the desert is close at hand.
Homes in The Valley
Most homes are townhouses of different sizes, with villas available in some phases. Finishes are contemporary and layouts are aimed at families, typically with gardens, open-plan living and parking.
Points to check:
- whether the home is ready or off-plan, and the stated handover terms in the sale agreement
- the project's registration and escrow account on the Dubai REST app
- your home's position relative to future phases and main roads
- snagging items on handover, using our snagging checklist
New owners should also read the handover checklist for new owners.
Who does it suit?
The Valley suits young families moving from an apartment to their first house, buyers who want a new-build home with a recognised master developer, and people who work on the eastern or inland side of the city.
It is less suited to those commuting daily to the coast or the Marina side, or anyone who wants established amenities and mature landscaping straight away.
How do you get around?
Access is via the Dubai–Al Ain Road, which links back towards the city and to other major routes. Almost all journeys are by car, including school runs and the weekly shop.
Commute time is the biggest factor in deciding whether The Valley works for you. Drive the route at peak hours before committing, and read our guide to commuting from Dubai suburbs.
What everyday amenities are nearby?
Within the community there are parks, play areas, sports facilities and neighbourhood retail as phases are completed. Larger supermarkets, malls and healthcare are a drive away.
There are schools and nurseries within the wider area, though families should check availability and the school-run route. Ask which facilities are open now and which are still planned.
How The Valley compares
- Arabian Ranches 3 is another newer Emaar townhouse community, closer to established areas.
- DAMAC Hills 2 offers townhouses and villas further inland, from a different developer.
- Town Square mixes townhouses and apartments in a more compact, walkable layout.
