Properties for Sale in Dubai Marina

Dubai Marina is a freehold waterfront district of mostly high-rise apartments, with some penthouses and a small number of low-rise units. Almost all stock is ready and sold on the resale market, so buyers should focus on tower age and upkeep, the current Mollak service charge, the exact view and the title deed before agreeing a price.

What is for sale in Dubai Marina

Stock here is overwhelmingly apartments in towers of very different ages and specifications. You will see studios through to large family units, plus penthouses at the top of the better-known buildings. Villas are very rare; a few towers include podium-level townhouse-style units.

Because the district was largely built out some time ago, most listings are resale. New supply appears occasionally on remaining plots, but the main decision is which existing tower suits you, not which launch to join. Two units with the same layout can differ widely in value because of floor, view and building quality.

Who buys here

Buyers split broadly into two groups. Investors like the depth of the tenant pool and the ease of reletting a well-presented apartment. End-users, often professionals already renting nearby, buy for the waterfront promenade, the Dubai Tram and Dubai Metro Red Line links, and the walkable setting.

If you plan to live in the unit, give more weight to noise, layout and building management. If you plan to let it, ask how quickly comparable units in the same tower have let, and check the rules on holiday-home use before relying on short-term income. Our Dubai Marina area guide covers daily life in more depth.

What to check before you buy

  • Service charges: get the current figure for the specific building from Mollak and ask whether a major works or sinking-fund increase is planned.
  • Building condition: older towers vary in façade, lift and air-conditioning upkeep. Look at common areas, not just the unit.
  • View and orientation: a marina view can change if a neighbouring plot is still undeveloped. Ask what sits in front of the unit.
  • Parking: confirm how many bays are allocated on the title deed, not just in the advert.
  • Title deed and NOC: check the deed details match the seller, and that the developer or owners' association can issue an NOC without outstanding dues.
  • Chiller and utilities: some towers use district cooling billed separately. See our chiller fees guide.

Resale or off-plan in Dubai Marina

For most buyers this is a resale market. The advantage is that you can inspect the actual unit, see the real service-charge history and rent it out quickly. The trade-off is that older buildings may need more maintenance over time.

If an off-plan project does come up nearby, treat it like any other launch: verify the project and escrow account on the Dubai REST app and read the payment plan carefully. Some buyers compare the Marina with neighbouring Jumeirah Beach Residence and Jumeirah Lake Towers before deciding.

How the purchase works

A typical resale runs from offer to signed MOU (Form F), deposit, developer NOC, then transfer at a DLD trustee office. Budget for the 4% DLD transfer fee plus admin, agency and, if relevant, mortgage costs. Our step-by-step guide to buying property in Dubai and buying-costs breakdown explain each stage. Questions people ask

Can foreigners buy in Dubai Marina?

Yes. Dubai Marina is a freehold area, so foreign nationals can buy and register property in their own name with the Dubai Land Department. The usual purchase process and fees apply.

Are Dubai Marina service charges high?

They vary a lot by tower. Buildings with large pools, gyms and concierge services tend to cost more to run. Always ask for the current approved figure for the exact building through Mollak rather than relying on an advert.

Is Dubai Marina a good investment?

It depends on the specific tower, the price you pay and your plan for the unit. Demand from tenants is established, but returns are never guaranteed. Compare service charges, building condition and recent DLD transactions in the same tower before committing.

Should I buy a high floor or a low floor?

Higher floors usually command more for views and less street noise, while lower floors can be easier for families and quicker to reach. The right choice depends on budget and use, so view both if you can.
