Why Dubai still uses post-dated cheques

Landlords like post-dated cheques because they lock in a year of rent at signing. You write all the cheques on day one, each dated for its instalment, and the landlord deposits them as they fall due. A UAE bank account with a cheque book is therefore one of the first things a new resident sets up.

Payment by bank transfer, direct debit or card through some portals is becoming more common, especially with institutional landlords. It is worth asking, but do not assume it.

How many cheques should you offer?

The number of cheques is negotiable and has a real effect on price. A landlord receiving the year up front carries less risk, so one or two cheques often win a better rent or a faster yes. Four, six or twelve cheques spread the cost but may come with a higher asking rent.

Work out the whole-year cost of each option. A small discount on one cheque may not be worth draining your savings, particularly when you also need a security deposit and agency fee at the same time.

Getting the details right

  • Write cheques to the name in the contract: the owner, or a management company with written authority.
  • Match amounts and dates exactly to the contract schedule.
  • Never leave the payee or amount blank.
  • Keep photos of every cheque and the receipt you are given.

If an agent asks you to make cheques payable to them personally, stop and verify. A licensed brokerage will explain the arrangement in writing.

Security cheques and deposits

Some landlords ask for a security cheque instead of, or as well as, a cash deposit. Treat it like any other cheque: it can be presented. Agree in the contract what it covers and when it will be returned. The standard approach for deposits is covered in our security deposits guide.

If a cheque bounces

A returned cheque is serious. The landlord can claim the unpaid rent and may use it as grounds to pursue eviction through the Rental Dispute Centre. The legal treatment of bounced cheques in the UAE has changed in recent years, so do not rely on old advice. If you know a cheque will not clear, speak to the landlord before the date, offer a replacement or transfer, and get any new arrangement in writing.

Negotiating payment terms

Cheque terms are part of the deal, not an afterthought. Before you make an offer, decide what you can genuinely fund on the start date and in each instalment month. Then use it as a lever: a tenant offering fewer cheques, a quick start date and a clean employment record is attractive to most landlords.

If you need more instalments, offer something else in return, such as a longer contract or a flexible start date. Ask the agent which matters more to this owner. Whatever you agree, make sure the payment schedule appears in the contract itself and is mirrored in the Ejari registration.

Cheques at renewal and when leaving

At renewal you will normally provide a fresh set of cheques against the new contract and its Ejari. If you leave early, ask for uncashed cheques back as part of the settlement agreed under the contract's early termination terms.

Questions people ask

Can I pay rent monthly in Dubai?

Some landlords accept twelve cheques or monthly transfers, often at a higher rent. It is a negotiation, so ask at offer stage and get it in the contract.

Does paying with one cheque get a discount?

Often, but not always. Landlords value certainty, so fewer cheques strengthen your offer. Compare the whole-year cost before deciding.

What happens to my cheques if the landlord sells?

The tenancy continues with the new owner. Agree in writing how remaining cheques are handled, usually returned and reissued to the new owner.

Do I need a UAE bank account to rent?

In practice, yes, if the landlord wants cheques. Opening an account and receiving a cheque book can take time, so start early or ask whether a transfer is acceptable for the first payment.

Can a landlord cash all cheques at once?

Post-dated cheques should be presented on or after their date. If a cheque is presented early it should not clear in normal banking practice. Raise it with your bank and the landlord immediately.
