Who rents in your building

Start with who rents in your building

Demand decides this, not personal preference. In family villa communities, most tenants arrive with their own furniture and want an unfurnished home. In towers with many studios and one-bedroom apartments near business districts, new arrivals and single professionals often prefer to move straight in. Look at what similar units in your building let for in each format, and how quickly. A rental valuation gives you that comparison.

When does unfurnished make more sense?

Unfurnished lets cost less to prepare, suffer less wear and appeal to tenants planning to stay for years. Longer tenancies mean fewer void periods, fewer agency fees and less turnover maintenance. White goods are commonly supplied, but agree this clearly. The trade-off is a narrower pool of tenants for smaller units, and sometimes a lower rent than a well-furnished equivalent.

When does furnished make more sense?

A good furnished unit can let faster to the right audience and often at a higher rent. It suits corporate housing, relocations and anyone without furniture. It also gives you the option of short-term letting later, subject to a holiday home permit. The costs are real: furniture, soft furnishings, replacing worn items, and a more detailed checkout at every change of tenant.

What does furnishing really cost?

Before furnishing, compare the two options over several years rather than one. On the furnished side, add the purchase cost, delivery and assembly, replacements as items wear, extra cleaning between tenants, and any period the unit sits empty while you prepare it. On the unfurnished side, consider whether a longer typical stay and fewer changes of tenant offset a lower rent. The answer differs from building to building, which is why current local evidence matters more than general rules.

Inventories and deposits

Furnished lets need an itemised inventory with photos, signed at move-in and checked at move-out. Without one, you cannot fairly deduct for damage. By common market practice, deposits for furnished homes tend to be higher than for unfurnished, around 10% against 5% of annual rent, but the figure is a matter of agreement, not law. Our move-in and move-out inspections service produces these reports.

Furnishing well, not expensively

Choose durable, neutral pieces: hard-wearing sofas, quality mattresses with protectors, blackout curtains, adequate storage and a complete kitchen. Tenants judge on photos and first impressions, so lighting and cleanliness count as much as brand names. Keep receipts and warranties in the tenancy file for repairs and replacement.

Is semi-furnished a good middle option?

Some landlords offer white goods, curtains and fitted wardrobes with no loose furniture, or furnish only the kitchen and bedrooms. This widens the audience without a full furnishing spend. Be precise in the contract about what is included so there is no argument at checkout.

Rent rules apply either way

Furnishing does not change the legal framework. The tenancy still needs Ejari, renewal changes need 90 days' notice, and increases are capped by the RERA index. If you change format between tenancies, reset your rent with current comparables. For the bigger picture on letting, see our landlord guide to renting out property and the property management hub.

Questions people ask

Do furnished apartments rent for more in Dubai?

Often, in buildings where furnished demand is strong, but not everywhere. Compare current rents for both formats in your building before spending on furniture.

What does an unfurnished rental usually include?

Typically fitted kitchen units and wardrobes, often with white goods. Agree exactly what is included in the contract.

Who pays to repair furniture in a furnished let?

The landlord usually covers normal wear and failures; the tenant pays for damage they cause. The inventory and contract should say so clearly.

Should I insure the furniture?

Yes. Check that your landlord or home policy covers contents you own in a let property. Tenants' own insurance will not cover your furniture.

Can I switch from furnished to unfurnished?

Yes, between tenancies. Changing format mid-tenancy is a change of terms and needs the tenant's agreement and proper notice at renewal.
